🌧️ SOUTHERN ONTARIO HOMEOWNERS — WET WEATHER IS RETURNING
With rain returning to the forecast later this week, now is a good time to take 10–15 minutes and walk around your property before the next significant rainfall.
If you're in Oshawa, Whitby, Ajax, Pickering, Bowmanville, Courtice, Newcastle, Port Perry, Uxbridge, Brock, Toronto or elsewhere across the eastern GTA, there are a few things worth checking.
Before the rain:
✓ Clear leaves and debris from eavestroughs and downspouts.
✓ Make sure downspouts discharge away from the foundation—not directly beside it.
✓ Check window wells for leaves, soil and other debris that could restrict drainage.
✓ Look at the grading around your home. Water should move away from the foundation rather than collect against it.
✓ Test your sump pump before you actually need it. Lift the float or add water to the pit and confirm that the pump activates and discharges properly.
✓ Check your sump discharge outside and make sure it isn't blocked, disconnected or sending water back toward the house.
During the rain, take a look downstairs.
A rainfall event can tell you more about your basement than a dry-weather inspection ever will.
Watch for:
• Water appearing where the foundation wall meets the basement floor
• Dampness or staining on foundation walls
• Water around basement windows or window wells
• Active foundation crack leakage
• Efflorescence or white mineral deposits on masonry/concrete
• Unusual sump pump cycling
• Musty odours or increasing humidity
• Water collecting around floor drains or low areas
• Exterior pooling beside the foundation
And don't just inspect the basement.
Walk outside while it's raining—if conditions are safe.
Watch where the water actually travels.
Are the eavestroughs overflowing?
Is water pouring beside the foundation?
Are window wells filling?
Is part of the yard directing runoff toward the house?
Is water pooling beside one particular foundation wall?
Those observations can be extremely valuable when diagnosing why a basement is getting wet.
📸 Take photos or video if you notice something.
Water problems can disappear surprisingly quickly once the rain stops. Documenting where the water appeared, how much was present and what was happening outside at the same time can make diagnosing the source considerably easier.
A wet basement is rarely just a "water problem."
It's usually a water-management problem somewhere in the system surrounding the structure.
