Want to help your home inspection go as smoothly as possible? Here are a few things that can make a big difference:
🔓 Unlock the important stuff — garages, sheds, electrical panels, attic hatches, and other accessible areas.
🪜 Clear access — especially around furnaces, water heaters, electrical panels, and attic access.
🐶 Secure the pets — we love them, but it helps keep everyone safe and the inspection moving. 😂
💬 Share what you know — past repairs, leaks, or concerns can provide helpful information.
👀 Be available if possible — you're welcome to ask questions and learn more about the home.
The more accessible areas I can safely inspect, the more complete picture you can get of the property.

The answer should not be: “Straight into the basement.” 😂
Proper grading around a home helps direct water away from the foundation. When water collects near the house, it can contribute to moisture issues and other costly problems over time.
👀 Take a look around after a good rain:
💧 Is water pooling near the foundation?
🏠 Does the ground slope away from the house?
🌧️ Are downspouts directing water away?
🔎 Are there signs of poor drainage?
Sometimes the problem isn't the rain.
It's where the rain goes.
A thorough inspection looks beyond the walls and considers conditions around the home, too.

If a pipe suddenly bursts, water can go from “no big deal” to “well… that escalated quickly” in a hurry. 😂
Your main water shutoff valve can help stop water from continuing to flow into your home during a plumbing emergency.

👀 Make sure everyone in the house knows where it is
🛠️ Check that it can be operated when needed
