How do you avoid a bad builder when planning a home extension or renovation?

A deposit is completely normal, but a builder asking for a large payment upfront with no clear programme of works, payment schedule or next steps should be a red flag.

Before appointing a contractor, make sure you know what you’re paying for, when work is due to start and when future payments will be expected.
