As urban land becomes increasingly scarce, it is crucial to explore how high density can be transformed into a high-quality living experience.

At Golf Homes and Kingswood, Greater Noida, a built-up area of 8,50,000 sqm sits on a 2,40,000 sqm site. The design of this large-scale development introduces ‘urban windows’-large view corridors that connect the city’s skyline with lush greenery. Striking a balance between density and openness ensures a living experience that is both private and connected, setting a new benchmark for holistic urban living.

Curated integration of landscapes turns density into an opportunity to create resilient communities.

The design of the new terminal at Leh Airport began with a fundamental question: how can airport infrastructure respond to the region’s high-altitude conditions, Himalayan landscape, and Buddhist heritage?

The initial design explored these considerations through a roof form inspired by the surrounding mountains, architectural details drawn from stupas and local art, and a central atrium designed to bring in natural light and ventilation. The approach also considered how the region’s cold climate will inform building performance.

From initial design renders to the completed spaces, the project shows these ideas evolving into a built terminal, shaped by Leh’s distinctive context and the demands of high-altitude aviation.

The New Terminal building at Kushok Bakula Rimpochee Airport, Leh, has been inaugurated by the Prime Minister of India, Shri Narendra Modi , marking a new chapter in Ladakh’s aviation infrastructure. It brings together the Himalayan landscape, Buddhist heritage, and the technical demands of building at high altitude. Its roofline echoes the surrounding mountains, while a central atrium brings in natural light and ventilation. Stupa-inspired details and local art connect the terminal to its cultural context.

Beyond its architectural expression, the project explores climate-responsive infrastructure and harnesses local climate conditions to improve environmental performance and aim for carbon neutrality.

From the drawing board to the Himalayas, the airport reflects a vision shaped by its unique context.

Traditional Indian homes often achieved comfort through the design itself, using orientation, shading, ventilation, materials, and spatial planning to respond to local climate.

These principles offer valuable lessons for contemporary architecture, particularly as buildings face rising temperatures and increasing dependence on mechanical cooling.

Principal architect Khushboo recently contributed to a discussion around what made traditional Indian homes naturally cooler and what contemporary architecture can learn from these time-tested approaches.

Housing in India is shaped by rapid urbanisation, evolving lifestyles, and growing demand for inclusive communities. Forward-focused housing must balance affordability, density, sustainability, and quality of life.

The gap between urban growth and accessible living continues to reflect India’s housing deficit. Rising property values in urban areas are forcing many into illegal dwellings and unauthorised settlements. Encroachments on water pipelines and other hazardous areas have caused property damage and tragic accidents. While anti-encroachment drives are necessary, they often leave hundreds of families homeless.

In this scenario, affordable residential developments emerge as a viable solution. However, these developments minimise human comfort. Blank façades and sealed corridors create sterile environments that disconnect residents from one another and from nature.

Instead, high-density housing must be envisioned as civic architecture, with green terraces, sky gardens, and shared decks.

As cities grow, access to adequate and affordable housing remains one of the defining challenges of our time. For architects, responding to this crisis means looking beyond individual buildings to questions of affordability, access, policy, and the responsible use of resources.

Our work in large-scale housing explores how design, technology, and efficient construction can deliver housing that is accessible, sustainable, and responsive to community needs. Projects such as the Lighthouse initiative demonstrate how innovation and standardisation can help address housing at scale.

On World Architecture Day and World Habitat Day, we reflect on the role architecture can play in turning the right to housing into a built reality.

Airports are becoming part of a city’s civic identity and are no longer limited to being infrastructure for movement.

The new Jodhpur terminal is one example of this shift, where regional identity, climate, passenger experience, and operational requirements come together within a contemporary infrastructure framework. As more airports take shape across Tier-II and Tier-III cities, the question is not simply how efficiently they move passengers, but how meaningfully they connect people to place. The next generation of Indian airports can play a larger civic role in shaping how cities are experienced, recognised, and connected.

Buildings have long been seen as energy consumers and contributors to carbon emissions. But what if they became active participants instead, offsetting and trading value within the carbon economy?

The opportunity lies in moving beyond carbon as just an environmental metric and treating it as a design parameter.

From carbon reduction strategies to lifecycle planning and long-term building outcomes. We explore how architecture can move from being part of the problem to part of the solution.
We believe the future of sustainable design isn’t just about doing less harm. It’s about doing more good.

The Subramania Bharati Eye Hospital, Mauritius, has been awarded LEED Gold certification.

Designed as a patient-centred healthcare environment, the seven-storeyed hospital brings together medical technology, operational efficiency, and spaces focused on comfort and well-being.

The certification recognises the project’s commitment to creating an environmentally responsive healthcare facility while supporting the needs of patients, visitors, and staff.

Reflecting on this, Khushboo Bansal said that while the certification measures the building’s performance, the larger goal remains to create buildings that use resources responsibly, perform efficiently, and remain resilient over time.

In collaboration with Varindera Constructions.
