🏡 DID YOU KNOW?
You can have a title document on your land and still lose the land legally?
Yes! Having a Deed of Assignment, Gazette, C of O, or other title document does not automatically mean your ownership is beyond challenge.
Why? Because the validity of your title depends on the root of title and the circumstances surrounding the transaction.
For example, you could acquire land from someone who:
❌ Did not have the legal right to sell it.
❌ Acquired it from a defective or disputed root of title.
❌ Sold the same land to another person earlier.
❌ Has land affected by Government Acquisition or other restrictions.
❌ Used fraudulent or invalid documents.
So, don't just ask, “Does this land have a title?”
Ask the more important question:
“Is this title valid, and can the person selling this land legally transfer it to me?”
