Removing the contractor from the equation can definitely reduce some upfront costs. But the bigger question is: what responsibilities are you taking on in exchange?

Without a contractor, someone still has to coordinate the work, check quality, manage the site, address mistakes, and take responsibility when something goes wrong.

So the savings aren’t really just about subtracting a contractor’s margin. You also have to consider the potential cost of repairs, compliance issues, maintenance, and the time and stress of managing everything yourself.

A cooler house is not something you “add” after construction.
