We have a lot of experience working as a “Authorized” Company for several home warranty companies such as Homeserve and First American. They serve a purpose for a certain niche of people but there’s a lot you need to know before you make a call to us (or anyone) when you have one.
1. Before you even make the call, take pictures of everything related to what you’re needing fixed. (ie: the problem, your electrical panel, any tripped breakers and even a picture of your house.) These companies rely heavily on documentation as they don’t send anyone out for inspections.
2. If you’ve already had someone come out and you don’t like what your home warranty company had to say about it, you can get a second opinion. We actually frequently ran into this because another contractor that did work for those companies too would frequently refuse work, be unable to complete it or just wrong, we would then go out and fix the issue.
3. They pay the bill so they decide what will and won’t get done. You better believe it’ll be the bare minimum and they WILL NOT pay for code upgrades so if your home isn’t up to code your out of luck.
4. Don’t authorize anyone to do anything until you have received confirmation from your home warranty company that they’ll foot the bill… because at the end of the day if the contractor is left unpaid you will get a lien on your home.
5. Don’t try to hire outside of their network because they will not pay anything if you do. They have contracts with companies and predetermined pricing. When you go outside of that you disrupt that system and they would rather not deal with it so they don’t.
At the end of the day we have seen these companies pay out thousands on claims when the conditions are met. But cover your tail.
