The rim joist is where your house sits on the foundation, and in a lot of Michigan basements it's just bare wood and a lot of wishful thinking. Cold floors, a drafty basement, and that one bedroom that's always 5 degrees colder often trace back to right here.

We sealed it with spray foam. It stops the air leaks and insulates in one pass, with no batts stuffed in the gaps waiting for mice to move in.

Your basement shouldn't need its own winter coat.

Job description:

Job Summary

WE DON'T CUT CORNERS. WE SEAL THEM.

We're Lake Michigan Spray Foam, based in Hartford, Michigan. We fix homes and buildings that are too hot, too cold, too drafty, too damp, or too expensive to heat. That covers houses, commercial buildings, pole barns and ag structures. We install closed- and open-cell spray foam and blown-in, dense-pack and sprayed-in cellulose, and we do it right, because "close enough" isn't a building science term.

Here's what we believe: most insulation problems aren't insulation problems. They're air, moisture and heat-movement problems that nobody took the time to diagnose. We'd rather explain the "why" to a homeowner than sell them something they don't need. We tell people straight what a product can and can't do, even when that costs us a sale. That's how we've built our reputation, and it's how you'll sell here.

We're hiring our first dedicated salesperson. You won't be a cog in a machine. You'll help build the machine.

WHAT YOU'LL DO

- Build long-term relationships with general contractors, home builders, post-frame builders, and commercial and ag customers

- Cold call, walk into job trailers and offices, and introduce yourself to people who didn't know they needed us yet

- Ask questions until you find the real problem. A homeowner who says "my upstairs is hot" might have an air sealing problem, a ventilation problem, or both.

- Explain building science in plain English. If a customer needs a degree to follow your pitch, you lost them.

- Run estimates and close residential and commercial jobs

- Follow up, then follow up again. Most jobs are won in the follow-up, not the first visit.

- Work our sales process and keep every lead, note and next step current in our CRM

WHO YOU ARE

- Sales experience or formal sales training. You know how to prospect, present and close.

- Construction background. Insulation is ideal, but not required. Roofing, HVAC, framing, building materials and similar fields count.

- Hungry. You want more and you'll work for it.

- You'd rather cold call than wait for the phone to ring. Walking onto a stranger's job site doesn't rattle you.

- Competitive, mostly with yourself. You track your numbers and try to beat last week. Former athletes, this one's got your name on it.

- A process person. You follow a proven system instead of reinventing it on every call, and you help improve it as we grow.

- Detail-obsessed. Measurements, quotes, follow-ups and paperwork, every i dotted and every t crossed. In our world, a missed detail becomes a callback.

- A listener first. You pay attention to the customer, you're curious, and you lead with questions.

- A problem-solver, not a deal-chaser. You want to fix the building, not just get the signature. The commission takes care of itself when the customer is taken care of.

- Honest. No pressure tactics, no fake "today only" pricing. We sell on quality and solutions.

- Valid driver's license, reliable transportation, and the ability to pass a background check

- Comfortable in attics, crawlspaces and on jobsites. You won't be spraying foam, but you'll probably get some on your boots.

PAY & PERKS

- Earning potential: $55,000-$90,000+ for reps selling $1.2M-$2M a year. The more you source yourself, the more you make.

- $20,000 base salary

- 3.5% commission on jobs you source

- 2% commission on company leads

- Company sales vehicle

- Company cell phone

- Paid time off

- Paid training on insulation, building science and our sales process

TO APPLY

Send your resume and answer these four questions:

1. Describe the best deal you found and closed yourself, from first contact to signed contract.

2. Name three builders or types of businesses in Southwest Michigan you'd call in your first week, and why.

3. How do you measure whether you had a good week?

4. A homeowner calls and says, "My bedroom is always cold." What questions do you ask?

Benefits:

Flexible schedule
Paid time off
Paid training

The finish line is in sight. ๐Ÿ

This homeowner's been remodeling for a while, and the garage walls were one of the last big items standing between him and "done." Today we sprayed them with foam โ€” sealed, insulated, and ready for drywall.

What that means for him: a garage that isn't an icebox in January, less cold air sneaking into the rooms next to it, and one less thing on the to-do list. (The list is still long. We can only help with the insulation part.)

Working on a remodel? Get insulation done before the walls close up โ€” it's a lot easier now than later.

Two long days and we were out. Paw paw lake remodel. 2x4 studs had to meet code. Closed cell foam to the rescue. Closed cell has nearly twice the R value as traditional insulation. Do a LOT more with less.

Cold in winter, hot in summer, never quite comfortable. That's what this St. Joseph homeowner told us.

The thermal camera showed why: heat escaping through gaps in the attic, plus outside air leaking in at the basement rim joist.

โœ… Air sealed the attic and blew in fresh insulation
โœ… Spray foamed the rim joist

Seal the top and bottom of the house, and the whole place feels different.

Ever notice a musty smell in a home that's brand new? ๐Ÿ‘ƒ

Crawl space air doesn't stay in the crawl space. It rises through the floor, around plumbing and wiring, and into the rooms you live in.

On this new construction home, we sealed the crawl space to stop that air transfer, so what's under the house stays under the house.

Building or buying new? Ask what's been done under the floor.
