SOLD | 150A Diamond Street, Greenpoint
This house hadn’t changed hands in 103 years. Selling it meant tracing title back through the heirs of a great-grandmother who once owned it.
A court authorized the sale in 2024, but the title company still had open exceptions when we listed. Our first contract, at $1,995,000, fell apart in April because title couldn’t clear in time.
So we took the house off the market and gave the attorneys the time to finish. They secured an heirship affidavit and cleared every exception. We relaunched in June with clean title, drew fresh offers within four days, and went to contract with an all-cash buyer who could wait out the remaining work. Then two DOB violations from 2002 surfaced weeks before closing. Our sellers cleared them through the DOB instead of giving the buyer a credit.
On October 27, 2026, 150A Diamond Street closed at $2,000,000, about 11% over asking.
The numbers:
65 showings in the first two weeks
29 offers across two launches
2 contracts
1 family’s century-old home, finally passed on
