Do You Really Need to Pay for a Garage Door “Tune-Up”?
You’ve probably seen the ads:
“Garage Door Tune-Up Special!”
“Annual Garage Door Maintenance!”
“$49 Garage Door Tune-Up!”
But does your garage door really need a professional tune-up every year?
In many cases, no.
A properly installed and balanced garage door is a fairly simple mechanical system, and there are several basic maintenance items that most homeowners can safely do themselves.
Unfortunately, some inexpensive “tune-up” offers are designed primarily to get a technician in the garage, where suddenly rollers, cables, bearings, springs, or other parts “need” to be replaced.
That doesn’t mean professional maintenance is never valuable. But we believe homeowners should know what they’re actually paying for.
A Simple DIY Garage Door Check
A few times a year:
1. Look the door over.
Check the hinges, rollers, tracks, cables and panels for obvious damage, loose hardware or unusual wear.
2. Listen to your door.
A garage door doesn’t have to be silent, but new grinding, popping, scraping or squeaking noises are worth investigating.
3. Lubricate the moving parts.
Use a garage-door-rated lubricant on hinges, roller bearings (if applicable), bearings and other appropriate moving points. You don’t need to soak everything—and the tracks themselves generally don’t need to be greased.
4. Check the door’s balance.
With the door fully closed, disconnect the opener and carefully operate the door by hand. A properly counterbalanced door should move relatively easily and shouldn’t feel extremely heavy or want to slam closed.
If it suddenly feels heavy, don’t start adjusting springs yourself. That’s when it’s time to call someone who understands garage-door counterbalance systems. 903-402-5161
5. Test your opener’s safety features.
Make sure the photo eyes reverse the door when the beam is interrupted and that the opener’s safety-reversal system is working properly.
What Should You NOT DIY?
Torsion springs, cables, drums, bottom brackets and anything involving spring tension can store a tremendous amount of energy.
Those are jobs for someone with the proper tools and training.
At Maverick Overhead Door, we’d rather help you understand your garage door than sell you something you don’t need.
If your door is operating smoothly, balanced correctly and doesn’t have damaged components, there’s a good chance your “tune-up” can cost you about $0 and 15 minutes of your time.
And if something doesn’t look or feel right, that’s when we’re happy to help. 903-402-5161
