Bathroom Maintenance: Small Habits That Prevent Big Repairs
Your bathroom is one of the hardest-working rooms in your home. Between daily showers, humidity, cleaning products, and constant use, even a well-built bathroom needs regular attention.
The good news? A few simple maintenance habits can help extend the life of your bathroom and prevent costly repairs down the road.
1. Inspect Your Caulking and Silicone
Check around your bathtub, shower, sinks, and other wet-area transitions for cracking, separation, or missing sealant.
These small gaps can allow water to reach areas that weren't designed to get wet.
Remember: New silicone generally won't bond reliably to old, cured silicone. Failing sealant should be properly removed and the surface cleaned and dried before replacement.
2. Keep Your Bathroom Ventilated
Moisture is one of the biggest contributors to bathroom deterioration.
Run your exhaust fan during showers and for approximately 20β30 minutes afterward. Make sure the fan actually vents outdoors and isn't simply dumping moisture into your attic.
Excessive humidity can contribute to peeling paint, mildew, and damaged finishes.
3. Watch for Loose Tiles and Failing Grout
Cracked grout, hollow-sounding tiles, or loose tiles can indicate movement or deterioration beneath the surface.
However, grout itself is NOT waterproof! Your shower's underlying waterproofing system is what protects the structure.
Don't assume that applying more grout or sealant will solve an underlying moisture problem.
4. Check Around Your Toilet
Pay attention to toilets that rock, shift, or develop moisture around their bases.
A loose toilet can compromise its wax ring or other sealing system, potentially allowing wastewater to reach the flooring and subfloor.
And remember, caulking around a toilet shouldn't be used to conceal an existing leak.
5. Inspect Under Your Sinks
Every so often, open your vanity cabinet and check the plumbing connections, drain fittings, and cabinet floor.
Look for water stains, swollen cabinet materials, musty smells, or active drips.
Even a very slow leak can cause significant damage when left unnoticed.
6. Use the Right Cleaning Products
Stronger isn't always better!
Harsh chemicals, abrasive cleaners, and repeated exposure to incompatible cleaning products can damage certain finishes, sealants, and fixtures.
Always follow the manufacturer's recommendations, especially for natural stone, specialty tile, and shower enclosures.
7. Don't Ignore Small Changes
Peeling paint near a shower, soft baseboards, persistent musty odors, or recurring discoloration can be early warning signs of a moisture problem.
Fixing the source of the problem early is generally much less expensive than replacing damaged drywall, flooring, or framing later.
