New photos just hit the family group chat. 👀

Living in the Sig Ep house at USC means the texts home come easily. The pool table, the leather sectional, and the wall of vintage Sports Illustrated and LIFE covers beside a Coliseum print are the rooms that get photographed and sent home with “you have to see this.”

For this fraternity project, we designed every space around how the brothers actually live: long dinners at the round tables, games in the corner lounge, and late nights around the pool table. The house is comfortable enough to feel like home and polished enough to show off.

Some of the best reviews of our work arrive as a text to Mom.

Every corner counts—even the ones most houses forget.

In this sorority house at UGA, we started with the spots that usually get skipped. Under the stairs, a slanted wall became a deep sectional with room for everyone after class. Above it, a gallery wall makes an awkward angle feel finished.

By the front door, a cream chest, a pair of coral lamps and a gold mirror make the first stop coming home and the last mirror check heading out.

The sisters pass these spots a dozen times a day. They deserve as much thought as any main room.

The best conversations in the house rarely happen in the biggest room.

At the Sigma Phi Epsilon house at USC, they happen in the pair of plaid armchairs by the window, where a quick catch-up between classes stretches into an hour. At the bistro tables, where lunch turns into planning the weekend. In front of the fireplace, long after the rest of the house has gone quiet.

We designed these corners for exactly that. Seating scaled for two or four instead of forty, warm leather and layered textures that invite people to stay, and layouts that make it easy to pull up a chair. The main lounge still holds the whole chapter on game day, but the smaller spaces are where brothers get to know each other.

We’re proud to now bring our Greek housing expertise to fraternities.

Good bones deserve a fresh perspective.

This summer, we refreshed Alpha Chi Omega’s mid-century ranch chapter house at Oregon State with a more elevated, layered look while keeping the warmth and character that make it feel like home.

Soft sage walls, blush and olive accents, and natural textures now set the scene for the everyday hours: morning coffee on the sectional, study sessions that spill into the living room, and long summer evenings on the patio.

The result is a space that feels polished yet lived-in, made for gathering, connecting, and the memories that come with it for years to come.

Not every hour needs to be productive.

After a full day of classes and meetings, this is where the pace finally slows. It's a quiet corner where the women of the house can queue up a favorite show, settle in beside a few sisters, or claim the room for an evening alone.

We kept the palette soft and the light easy so the space feels restful from the second you walk in, and let the framed photos and styled console carry the wall so the screen never takes over.

It's comfortable by design, so rest comes easily.

Comfort starts from the ground up.

In a chapter house, the floor sees as much life as the furniture. Members curl up there with a laptop, circle a coffee table for a late-night catch-up, and kick off their shoes after a long day of classes. We design each rug as the foundation for all of it.

Deep navy and plum, blush florals, soft sage—each one brings warmth and texture to these light-filled rooms, softening the floors underfoot so the spaces feel lived-in rather than formal. The result is a room that invites residents to settle in and stay awhile.

Before class, after practice, on the way out to formal: every sister passes through this room.

We designed the entry to keep up with all of it. There's a place to wait for a ride, a mirror for one last check before a date party, and enough open floor for the whole chapter to gather at the foot of the stairs when it's time for photos.

It's also where she's greeted by her sisters' faces every time she walks through the door.

A chapter house entry should feel like coming home.

Morning coffee, afternoon study sessions, and dinner for the whole house—all under one ceiling.

In a home shared by so many women, the main living space has to keep pace with every part of the day. We designed this open floor plan so the rhythm of the house never has to break: a quiet start by the fireplace, a few friends lingering over lunch at the round tables, and the long tables filling up as everyone comes home for dinner.

Soft florals and warm pinks keep the room feeling like a home rather than a hall, while the open flow keeps everyone part of the conversation. And when the day winds down, the sofa is where the best stories get told.

Every space we design starts with how its residents actually live.

Floor-to-ceiling softness—these curtains do more than dress the window.

Draped from ceiling to floor, they soften the height of the room and add warmth to every arched window they frame.

Paired with the sage and blush seating, they turn a formal architectural space into somewhere the girls actually want to curl up—between classes, before a date party, or just to catch the afternoon light.

It's the kind of detail that doesn't announce itself, but changes how a room feels to be in. ✨

The closer the tables, the easier the conversation.

That's the idea behind this corner—tables set close, bench seating that pulls everyone in together instead of splitting the group off. No one's tucked away on their own.

It's a small detail that does a lot: turning a quick coffee stop into a real catch-up. The kind of layout that makes a house feel like home. ✨
