One of my biggest takeaways from Build Show Live wasn’t a new product or building detail. It was the final inspiration to get something across the finish line that we’ve talked about for years.

It started as a roadmap for our clients: What should you expect, how will the process work, and what can you expect from us?

But we realized it couldn’t stop there.

If we’re going to make promises to our clients, our team needs to know exactly what we’re promising, and our trade partners need to understand what we expect from each other to deliver it.

So one document became three.

Clients. Employees. Trade Partners. One process. One standard. One goal.

Building some of the best homes and remodels we can in Southwest Missouri.

People. Process. Craftsmanship.

I'm a little behind in posting this from a few weeks ago. Myself and our whole team when to San Antonio to check out Build Show Live again. Overall great show and I think we all left with learning something from the Build Show experts at the show or talking with other attendees. Overall my favorite show to attend as the size, setting, education and like minded attendees/experts. I think some really cool stuff coming from this, already have some new customer facing information and really excited about the BuildHD program they are working on, basically a documented version of what we already do so we can really show the difference in a Monticello Home to others.

The framers got the Rockwool all compelted in just a few days, this are pictures when close but not all the way there. You can also see the different rainscreen on the inside of the back porch. This is the ripped CDX plywood we had posted on earlier this summer that was dattoed on each side to allow water to drain. In areas where the Rockwool wasn't benefitting us on the added R value we chose to use this simplier rainscreen to save some money, in a few areas like the other side of this porch we did carry the Rockwool across the face of it just to ensure we were on the same plane. We could have looked at a larger rainscreen to try and match but the economics of that didn't work out to not just continue the Rockwool.

No ready for our Delta Millworks siding, got delivered earlier this week as well.

Our Rockwool coat is moving along nicely at the Nordic Home. Not only does this give us an additional R12 on the exterior of the home one of the biggest reasons to do this was to give a low risk way to get the recessed windows the designer, architect and homeowners wanted. If we just framed thick walls and put the european window in the middle it would work as well but then the detailing on that window "hole" has to be perfect, if water gets in there was have to 100% manage it and ensure it goes out and not in. With this method we chose we felt it was a lot lower risk for all involved, we could install the windows flush with the WRB and then use the Rockwool as what pushes things out and gives us the recessed windows. And with Rockwool being drainable if water were to get in this layer it will work its way down to the bottom or dry out to the rainscreen.

With so many of these looks there are many ways to get there, we try and look at these in a manner of what will give the look the homeowner wants, be the most durable and lowest risk for all involved and what is the most economical of those options.

Siding arrived yesterday and shortly that will start, going to really take shape on the exterior over the next month.

We posted on our Rockwool install at the Nordic house yesterday and mentioned the Rockwool serves as a drainage plane for any water that will get behind the siding and it will do it in two ways.

1 - You can see the texture on the face of the Rockwool which leaves some small space between our 1x4 strapping and the face of the Rockwool which will allow any water that is in this area on the surface to work its way down.

2 - Some water could get into the Rockwool itself which is not an issue as it is drainable so the water will work its way to the bottom and find its way to the ground.

Overall this assembly will work great to add the details to home with recessed windows but also add to its great insulation value and help manage the water that will get behind the siding.

Posted on some drywall details yesterday and found these photos in my gallery I took while I was on site. The view has always been amazing from this house and through this back window wall. Seeing it with the drywall up makes it even better as you lose the busyness of the framing, steel, window tape etc and just get to focus on the view. Outside the ceiling is still just framed, very shortly the installers get here and there will be T&G Delta Millworks that is installed running vertical on the house and up the rake in the porch ceilings.

Drywall is always a fun stage for me as its that transition from the more technical portion of the build in regards to MEP systems, framing, structrural to the more pretty side. This typically also means getting to see the fruits of your labor on details such as the pocket doors and flush tile.

Our team has done a great job on all these details and working with the drywallers to make sure things are executed correctly.

The drywall is just about all hung at the Nordic House. They are working through the last area in the vaulted living room but as of this morning had probably about 30% completed. The finish has already started in the garage so we can install walls, garage doors and slab. A couple things to note in this photos that are steps to get the desired finish by the homeowner and designer. First all the sheetrock in the house is 5/8", us and the finished like that for achieving a flatter surface and better finish for level 4 or 5.

In the first photo you will see the blue board in there at the base, in this home we are doing an install without any baseboards so we wanted to use a product that was a little more impact resistant given the lack of baseboard. Instead there will be a reglet at the bottom to give a small gap over the wood floors.

In photo 3 you will see fewer screws, this again is a step we talked with the installer about to minimize anything noticiable on these larger "light" walls. The glued ever piece of sheetrock in this house as well but in areas where a lot of light would cast across the wall we pulled back on the screws as they can be the items you see or they pop as the home dries out. This is one you really have to work with the trade to ensure minimizing these doesn't result in something that is not as good of a final result.

Looking forward to getting to the really fun part of this job of the amazing finishes the owners and Obelisk start going in and on the exterior we are just about to start the siding as well, the Rockwool blanket starts in about a week.

In my mind the only way to do a crawlspace home is a conditioned crawl....or short basement. The old way of a vented crawl just doesn't always work in our area, we have very high humidity that gets under your home and through stack effect works up through your house. So just at the simple level it forces you to run your AC more during the summer as you have so much more humidity to deal with to stay comfortable. The conditioned or sealed crawlspace helps treat that as a portion of the interior of the home, adding supply and return in the space (based on SF) to ensure there is good air movement.

Overall a crawlspace, again in our market with rolling hills, is a great foundation. It allows full access to mechanicals that a slab doesn't as well as the ability to supply conditioned air to the home from the floor and return from above which is more ideal in our market than supplies from the ceiling.

The house in the woods is just about complete, wanted to chat on the light trays. These were a key feature the homeowner had planned from the start and it is great to see them fully executed because while a pretty simple idea of a light tray a lot of thought and discussion went into the scale of the tray, the distance from the ceiling and the light installed in the tray to ensure it washed the ceiling with the right amount of light.
