One of my favorite parts of being a home inspector is meeting the neighbors. 😂

Today a sweet lady came over to warn me that a groundhog lives under the house I was inspecting and that it was “eating through the foundation.”

I had to laugh because, thankfully, groundhogs aren’t out there with tiny jackhammers chewing through concrete. 🦫

What they do love to do is dig. If they burrow under or alongside a foundation, they can remove supporting soil and create voids that may eventually contribute to settlement or foundation movement.

So… no, they aren’t eating your foundation.

But if a groundhog starts paying rent underneath your house, it’s probably time to politely evict your new tenant. 🏠😂

Every inspection seems to come with a new story. Today it was the neighborhood groundhog. I can’t wait to see what tomorrow brings!

Today, while performing a home inspection on a vacant investment property, I experienced something I never imagined would happen.

During the inspection, an individual entered the home, cornered me, displayed a knife, and attempted to rob me.

By the grace of God, I was able to create a distraction, escape the house, and get safely to my truck before calling 911.

I also want to publicly thank the officers of the Steubenville Police Department. Their response was incredibly fast, professional, and reassuring. Within just a few minutes they were on scene, and they remained with me while I completed my inspection to ensure my safety. Their professionalism and dedication did not go unnoticed, and I am truly grateful.

I wanted to share this experience because many Realtors, home inspectors, contractors, appraisers, and investors spend time alone in vacant properties every day. It’s easy to think, “It won’t happen to me.”

Please stay alert.
Trust your instincts.
Let someone know where you’ll be.
If something feels off, leave immediately. A house can wait your safety cannot.

You think buying a house without a Realtor is scary?

Try selling one without a Realtor.

Your phone becomes a 24/7 call center. Strangers message you at all hours. Random people want to walk through your home.
