The artwork that goes into a staged home can be large and heavy. Temporary mounts don't hold it reliably, particularly in the Queensland humidity. When they let go, the piece comes down and can take out a skirting board, a power point or the timber floor on the way.

A small hook or screw keeps the art secure and keeps your home in the condition you handed it over in.

Those hooks then stay with the house. They're treated like any other picture hook in a home you've bought: a fixture that transfers with the sale.

If you've got a wall you'd rather we didn't touch, or artwork of your own that's staying up, tell your stylist at the consult so they can plan around it.

A property can look good and still leave buyers with questions.

Can we fit a three-seater sofa here? Does a six-seater dining table work beside the kitchen? What would we actually use the second living area for?

That’s what this before and after shows. Staging gives buyers a sense of scale and puts the floor plan into context, so they can see what each space can realistically support.

It’s not simply about making the after look better. It’s about taking some of the guesswork out of the property before buyers walk through.

Property styling is part of the marketing strategy.

The goal isn't simply to make a home look good. It's to make the property stand out online, connect with more buyers and carry that same impact through to the open home.

More interest means more buyers through the door, and more opportunity to create competition.

For a home built for a bigger family, the main living spaces needed to show that.

A six-seater dining table, three-seater sofa and additional occasional chairs gave buyers a realistic sense of how four or more people could comfortably use the spaces together.

We kept the rest simple with a monochrome direction that worked with the existing black and white finishes. The home already had the space, we wanted buyers to see how comfortably their family could use it.

The worry before a consult is that someone is about to redecorate the house to a stranger's taste. That isn't how the call gets made. The property sets it.

Where it is, how big it is, whether it's over two levels or three, how accessible it is, how many bedrooms. Then the specifics: ceiling height, stained glass, a coloured splashback, and any of your own pieces we're working around, which often set the colour scheme before anything has been chosen. Your agent is in that conversation too.

Where nothing is pulling in a particular direction, that's when we go more current, with the pieces filtering down from the higher-end stores. Underneath all of it, the styling is a read on which buyers are walking through your open, not a read on the house.

We still lose jobs to cheaper quotes. Less often than we used to, but it happens, and it is annoying every time.

What changed is why agents come back. Not price. They come back because they know what they are getting, because the communication holds up, because if something goes wrong we fix it, and because we turn up when we said we would. Price might have been the thing that got us in the door the first time. It is rarely the thing that keeps us there.

If you do not tell people why you are different, they assume you are the same. And if you are the same and the other quote is cheaper, going with the cheaper one is the logical choice. That is not the agent being difficult. That is a failure to explain the value.

From first call to install, one to two weeks is ideal. Two weeks gives time to get out to the property, talk with you and your agent, take photos and make sure nothing gets missed. The install itself can happen faster once everything is confirmed.

Then there's photo day. If your photographer is booked for the afternoon, like a dusk shoot, the install goes in that morning. If photos are earlier in the day, we install the day before.

That timing is about your hire period. Installing as close to the photos as possible means more of it is working for your campaign.

Plan backwards from the photo booking. Lock in the photographer with your agent first, then book staging so the install sits the morning of or the day before.
