A little colour goes a long way.

Green kit kat tiles bring a fresh splash of colour to this powder room, balanced by the warmth of a timber vanity and warm brushed nickel tapware.

A reminder that colour, when thoughtfully considered, can make all the difference.

Before anything is ordered or the walls open up, there are three quick checks that can save you from the expensive kind of surprise later.

Three things you can look at and act on right now, before the build locks anything in permanently.

1. Stand at your bathroom entry and look toward where a wall niche would sit. If you can see straight into it from the doorway, the position needs a conversation before it's locked in. Easy to shift at design stage. Expensive to fix once the waterproofing is on.

2. Pick one hardware finish and hold it across every fixture in the room: tapware, towel rails, toilet roll holder, all of it. Mixing finishes reads as unfinished, not curated. Make that call once at the start and you remove a dozen small decisions later.

3. Write down how you actually use your bathroom before you meet your designer. Morning routine, who shares the space, whether you prefer a bath or never touch one. That brief shapes the dimensions directly, and dimensions are the decisions you can't change once the rough-in is set.

The layout and rough-in decisions are permanent. The finish decisions aren't. Walk into your design conversation knowing the difference.

A laundry usually gets designed last, if it gets designed at all. This one was different.

Annie sat with the family and listened first. What was already in the house. How the room actually gets used on a busy weekday. What you want it to feel like when you walk in with a full basket.

Then the details followed.

She matched the timber to elements already in the home, so the room reads as part of the house rather than a bolt-on. She planned the layout around the natural light already coming in, instead of fighting it. Brushed warm nickel on the tapware and handles holds that same warm tone through.

None of that comes from a catalogue. It happens because someone asks the right questions early and keeps listening while the design takes shape.

Your laundry doesn't have to be the room you rush through. Design it with the same care as the rest of the house and it becomes a space that just works, quietly, every day.

Some rooms earn their calm long before the first tile is laid.

The finished room feels inevitable, but there's nothing lucky about it. Every layout decision, every fixture placement, every waterproofing call is settled on paper first. By the time a trade sets foot on site, the questions have already been answered.

That's the part you don't see. The measure taken twice before anything gets ordered. The tap position confirmed against the way you actually stand at the basin. The waterproofing (the layer that stops water getting into your walls) planned to the junction before the first sheet goes up.

Forty years of combined experience across Geelong bathrooms, kitchens and laundries has taught us to treat the preparation stage as seriously as the build itself. Nothing gets figured out on the day.

A renovation made to last starts with the brief, not the tiles. What you walk into at the end is a direct result of what was settled at the beginning.

Happy to walk you through how we plan ours.

You see "rough-in" on the bathroom quote. You skip past it. But it's the single stage that decides where everything in your bathroom lives, permanently.

Rough-in is all the plumbing and electrical work that goes inside your walls and floors before a single tile is laid. Drains set into the slab. Water supply lines stubbed out at exact heights. Electrical conduit run to precise positions. None of it visible in the finished room. All of it committed.

It happens in a fixed order. Fixture positions get marked from your approved design drawings. Trades install to those exact co-ordinates. The building inspector signs off. Then waterproofing goes over the framing, and those positions are locked.

Move a rough-in after the membrane is down and you're not making a tweak. You're cutting the membrane back, re-waterproofing, and re-tiling the affected area. Changing a niche position or a tapware rough-in at that point is a costly exercise, and it's the detail we see missed most often across Geelong bathroom renovations.

That's what makes older Geelong homes their own thing. Subfloor depths and wall framing vary house to house in the weatherboard and brick veneer builds around here, so what worked next door might not work in your bathroom. Confirming every position from the drawings before a trade sets foot on site is how the surprises stay on paper.

Rough-in isn't a line item you trim by choosing cheaper tiles. It's the structural logic of the whole room, and getting it right is what makes the finished bathroom feel considered rather than retrofitted.

So we lock in every fixture height and position at the design stage, where it's easy to move a line on a drawing. Not on site, not at the last minute.

That's worth a conversation before you sign anything.

Sustainable choices get locked out of your renovation long before you pick a tap.

Here are three quick checks to do while you still can.

1. Confirm your water-saving fixtures before the joinery is drawn.

Tapware and toilet rough-ins are set early. If you know the model you want, name it at brief stage so the plumber positions it correctly the first time. Swapping after the rough-in is in the floor costs real money.

2. Ask what's going inside your walls before insulation is closed up.

If your reno opens a wall cavity, that's your one window to upgrade what sits behind the plaster. It takes 30 seconds to ask. It costs almost nothing at that stage. It costs a full reno to do later.

3. Tell your designer how you actually use the space.

A laundry used daily by a family needs different ventilation and layout logic than one used twice a week. That briefing shapes every material and fixture choice that follows.

The greenest renovation isn't the one with the best products. It's the one where those products were chosen at the right moment in the process, before the walls closed around a different plan.

Save this before your next renovation conversation, and bring these three checks to your first design meeting in Geelong.

"Can you show me that in the design before we lock it in?"

Seven words. A little nerve to say them. Completely fair to hear.

That question is yours to ask. Every time.

The design phase exists so that changes live on paper, not on site. As registered builders and members of Master Builders Victoria, we work through your plans alongside our in-house designer for exactly this reason: so the finished room is resolved before anyone picks up a tool.

If something feels off at sign-off, the right move is to say so now. Not after waterproofing starts. Not once the tiles have been ordered.

You're not slowing the project down. You're doing what the process is built for.

Say the line. It's a fair one to hear.
