Yield or flexibility? It is the first question we ask every investor now.
More of our clients are buying interstate or from overseas, and many want their property to do two jobs. It needs to generate a strong return, and it needs to be somewhere they genuinely want to stay for a few weeks a year.
These are two different briefs, and they lead to very different furniture packages.
A yield brief prioritises durability, aesthetic finishes and furnishing to the market rate.
A flexibility brief prioritises comfort you would choose for yourself, a lockable space for personal belongings between stays, and a slightly higher spend in exchange for a property the owner enjoys using.
Neither approach is wrong. The problems start when the brief is decided halfway through, after orders have already been placed.
That is why we settle the brief before a single piece is selected. Once the goal is clear, every choice that follows supports it.
