Termites found in a wall. Here's how we fixed it, start to finish. 🐜
At a Pinjarra Hills home, active termites were found inside a wall. We opened it up to expose the full extent of the damage, and it was far worse than the surface showed.
What we did:
🔸 Removed every bit of damaged timber
🔸 Reframed with new treated pine, braced and tied down
🔸 Sheeted in Villaboard, then tiled
🔸 Plastered and set, ready for paint
Termites eat timber from the inside out, so a wall can look perfect right up until it doesn't.
Warning signs to look for:
🔸 Hollow-sounding timber when tapped
🔸 Mud trails on walls or around the subfloor
🔸 Bubbling or distorted paint and plaster
🔸 Doors and windows starting to stick

Building and pest inspection in Redbank Plains — this flexi hose was days…. Maybe hours away from flooding the house.
Found under the vanity on a pre-purchase building and pest inspection in Redbank Plains this week. The stainless braid has frayed and split open, the rubber inner liner is bulging through the gap, and there’s corrosion built up on the nut at the tap connection.
That’s not a “keep an eye on it”. That’s a failure with a date on it.
When a flexi hose lets go it can push over 1,000 litres an hour into the room. Empty house, long weekend, and you’re replacing flooring, gyprock, skirtings and the vanity — then arguing with the insurer about whether a 12-year-old hose counts as maintenance.
Flexi hoses last roughly 5–10 years. Most people never look at them. I check every one, in every wet area, on every inspection — and it goes in the report with a photo, same day.

The seller had a building report. No issues. ✅
We found this. 🚨
A client i had worked with before engaged me to do a second-opinion inspection on a property at Chapel Hill before he committed to the purchase. The seller had already provided a building report — all clear.

Starting inside, a stain on the toilet ceiling caught my eye. Moisture meter confirmed high readings. Something wasn't right above that ceiling.
Back outside, onto the roof — and there it was. A box gutter sump flashing lap, poorly installed, allowing water to track straight into the ceiling void every time it rains.
This wasn't in the other inspectors report. This client has used me before — he knew the value of a skilled set of eyes. Today that decision potentially saved him thousands in repairs on a property he would have accepted as defect-free.
A building report is only as good as the inspector who wrote it.
If you're buying property — don't gamble on the report the seller hands you. Engage your own inspector. Get a second opinion. Know what you're actually buying.

you have to be careful in roofs, there are intelligence adjuster around 🤣

You never know what you’re going to find during a roof void inspection… but I can tell you one thing — this lot definitely weren’t included in the building plans.

All jokes aside, this is exactly why we actually get into the areas most buyers never see. Roof voids, subfloors, moisture issues, pest activity, dodgy workmanship — the hidden stuff matters.

Buying a property? Don’t just hope it’s all good. Get it checked properly.
