Building momentum at 114 William St, Melbourne.

Following the recent completion of two tenant workspaces in the building, we have delivered a new multi-tenancy spec suite for Colliers.

When a building's ecosystem is defined from the outset, spec suites stop being generic hold-overs. They become strategic tools designed to reduce vacancy periods, de-risk capital decisions for prospective occupiers, and drive leasing velocity.

By aligning base-build requirements with market demand, this suite delivers impactful design backed by commercial certainty.

A fixed move date and zero out-of-pocket capital is a strict set of parameters for any lease expiry.

When Melbourne accounting firm JT&P relocated to the C*D, the financial directive instructed to transform the workplace using only the landlord incentive.

Achieving that level of capital certainty requires cost discipline from day one. By integrating in-house estimation directly into the design phase, we validated costs in real time and locked in a Guaranteed Maximum Price before construction began.

Delivered on time, within budget, and with zero commercial surprise.

Bringing a new workplace into line with a national standard shouldn’t mean throwing out existing value.

For Gallagher's Melbourne expansion across two floors, Level 4 (refurbishment) and Level 2 (new build), the objective was clear. Create a front-of-house arrival experience matching their national benchmark while catering directly to a desk-based, focus-heavy team.

Our designers worked with the existing built form and joinery on Level 4 to protect prior capital investment, extending the same aesthetic language to Level 2 so both floors read as a single, cohesive workplace.

When a standard feature ceiling specification threatened the lead time, our integrated delivery and design teams worked directly with local suppliers to prototype and select an alternative solution, holding the design integrity without compromising the programme.

The result is a workplace built for its team, aligned to a national standard, and delivered with total commercial certainty.
