Archi-QS recently completed a 10-Year Capital Works Fund Plan for a newly built residential strata scheme at 71 Lancaster Avenue, Punchbowl NSW 2196.

The scheme comprises 4 residential lots. Our team carried out a site inspection of the readily accessible common property, identified and quantified the common property assets, and assessed each against its effective and remaining life to forecast the expenditure required over the next ten years.

The plan has been prepared in accordance with the Strata Schemes Management Act 2015 (NSW), including the amendments effective 1 April 2026, which include the new prescribed standard form for 10-Year Capital Works Fund Plans.

Sustainability and environmental considerations have also been addressed as per the reform, covering future works such as EV charging infrastructure, energy-efficient upgrades and water-saving measures.

Archi-QS recently completed an Initial Maintenance Schedule and Levies Review and Certification for a newly completed boutique development at 22 Redan Lane, Mosman NSW 2088.

The scheme comprises 7 residential lots. Acting as the Independent Surveyor, our team carried out a site inspection of the common property and reviewed the Initial Maintenance Schedule against the prescribed standard form, together with the proposed first-year Administrative Fund and Capital Works Fund levies. We also prepared the 10-Year Capital Works Fund Plan used to assess whether the proposed contributions adequately provide for the scheme's long-term repair and replacement expenditure.

Under the NSW strata reforms effective 1 April 2026, multi-storey schemes require the Initial Maintenance Schedule to be reviewed and certified by an Independent Surveyor before the first Annual General Meeting. Archi-QS is qualified under the Act to carry out this new mandatory review and certification ensuring new builds have a better chance at maintaining the integrity of their assets throughout their life cycle.

Archi-QS recently prepared a Replacement Cost Assessment for Insurance Purposes for a large multi-residential development located at 44-56 Cudgegong Road, Rouse Hill NSW 2155, undertaken on behalf of the Building Management Committee (BMC) for the scheme.

The property comprises 352 lots across buildings ranging from 3 to 10 storeys, together with townhouses, multiple basement levels. Our team assessed the buildings and site improvements to determine the recommended Capital Replacement Value in accordance with the NSW Strata Schemes Management Act 2015 and Regulation 39 of the Strata Schemes Management Regulation 2016.

As handover occurred after 1 April 2026, the development triggers the new statutory obligations introduced under the NSW strata reforms. Our scope covered reviewing and certifying the Initial Maintenance Schedule in the prescribed standard form, preparation of the 10-year capital works fund plan, and independent certification that the initial administrative and capital works fund levies are realistic and sufficient for the first-year post-handover.
