What does a modular home look like before the finishes go in? 👀

We dropped back to the factory this afternoon:
✅ Plasterboard is all on, ready for painting
✅ Second coat of waterproofing done today

This is the stage most people never see. It’s also a big part of why factory-built homes work: the build happens under cover and gets checked before it ever reaches your site.

Not sure if a modular home suits your block? Start with a free online site assessment. You’ll also get our product & price guide covering designs, inclusions and the steps from site to handover.

Four homes. One day. ⚡

This morning these were bare shells. By this afternoon all four were plastered, the bathrooms waterproofed and the insulation in.

That’s the speed of modular. Each crew has one core job, and they do it across every home before moving on. There are no trades waiting on each other and no rain days, so the work keeps moving.

(This is one stage of the build. Your home’s full timeframe depends on your site, design and approvals, and we’ll walk you through that step by step.)

Thinking about a modular home but not sure what’s included or what it costs? Our product & price guide covers it 👇

Building delays are rarely the fault of individual trades, but the inevitable consequence of an outdated, weather-dependent industry plagued by chronic labour shortages. Offsite modular construction solves this structural failure by building inside a controlled factory while site prep and permits run concurrently, giving homeowners true predictability over their completion timeline.

Traditional construction exposes timber frames and finishes to months of unpredictable rain, leading to compounding schedule blowouts and costly site stoppages. Modular building removes that ongoing weather risk by fabricating the entire home indoors, requiring only a single clear day to safely crane and secure the finished structure into position.

Building traditionally on regional or rural blocks often blows out budgets due to months of travel costs and scarce local trade labour. Because modular homes are constructed completely in a controlled factory setting, onsite installation takes as little as two weeks, unlocking substantial savings for property owners building outside the major cities.

Australia's critical trade and labour shortages mean that engaging a traditional builder often involves waiting an entire year just to reach the front of their construction queue before ground is even broken. Offsite modular manufacturing completely bypasses these chronic industry bottlenecks by fabricating complete homes in a controlled factory environment in a fraction of the time.

In this new episode of ECH Modular Homes, we explore how factory-built housing solves the crippling delays of traditional construction and gets you into a home faster.

If a modular company simply delivers a structure without providing essential waterproofing, glazing, and engineering certificates, you are taking on massive compliance and financial risk. A reputable modular builder manages the entire building surveyor process from start to finish to ensure your occupancy certificate is fully approved and legally protected.

Modular homes must pass the exact same rigorous building inspections and Australian Standards as any traditional onsite construction. Securing an occupancy certificate guarantees that all structural engineering, plumbing, and electrical works are fully compliant, ensuring your home is legally liveable, insurable, and protected for future resale.

While modular construction is an efficient solution, site accessibility is the critical factor that dictates whether a project is financially viable. Attempting massive crane lifts over existing houses or navigating tight property boundaries can quickly escalate delivery costs and erase the financial benefits of building offsite.

Most people assume modular construction still requires extensive fit-outs on site, but every fixture, tile, and plumbing connection is completely installed in the factory before delivery. When the truck arrives, the interior is one hundred percent finished, leaving zero internal trade work required.

In this new episode of ECH Modular Homes, we explore how factory-built construction works and why a truly modular home arrives on site completely finished.
