Modular WA

Modular WA Our mantra is simple; to build genuinely better modern and affordable modular homes for Western Australian lives and landscapes.

23/10/2026

Modular WA has been delivering modular homes and buildings across WA for over 10 years now under our current format. Our family history in the business spans back even further to 1967, with our founding McGrath family pioneering some of the first ever transportable concrete floors back in 1986.

Residential, commercial, tourism and remote/regional projects, including large-scale government partnerships like our current 54-home delivery for CEACA across the Wheatbelt.

That experience shows up in the details most buyers never think to ask about: how a home is engineered to survive transport, how a yard schedules dozens of builds without losing quality control, how a crew installs on a remote block with none of the usual site access. It's not something you can shortcut.

Experience isn't a nice-to-have in modular. It's the difference between a build that goes smoothly and one that doesn't.

Do you have a soft spot for bedrooms with big windows?

Take some inspo from one of our newest home designs.

We love how the bed sits alongside the generous windows, making the most of the natural sunlight whist giving you the option to open things up and enjoy a bit of fresh air.

The spacious layout leaves plenty of room to move, unwind, and create a bedroom that feels completely your own. Warm timber-look flooring, soft furnishings, and considered finishesadd to that relaxed, welcoming feeling.

This is the kind of bedroom that makes you want to stay under the covers a little longer — not because you’re tired, but because the space feels that good.

Modular WA's deposit is capped at no more than 6.5% of your contract price — in line with WA's Home Building Contracts Act 1991 — with every subsequent progress claim clearly laid out in your contract from day one.

That's not a Modular WA policy — it's the law. No registered builder can ask for more than 6.5% upfront, and every payment after that has to tie to work actually done, not milestones that haven't happened yet.

You should always know exactly what you're paying, when, and why. No surprise claims, no vague milestones. Before you sign anything, ask your builder to walk you through the full payment schedule — not just the deposit. If it's not written down clearly, that's worth pausing on.

Every Modular WA client signs a full HIA (Housing Industry Association) building contract — the same standard used across the traditional building industry.

No shortcuts. No informal agreements. No ambiguity about your rights, your builder's obligations, or what happens if things change along the way.

Modular WA is a member of the HIA, which means our contracts are held to the industry body's requirements. That membership isn't universal across every builder offering a "modular" quote, so it's worth asking directly whether the business you're talking to actually holds a current HIA membership and uses standard industry contract documentation.

If a "modular home" quote doesn't come with a proper HIA contract behind it, that's a red flag — ask why.

When designing a family home, it’s not about adding more — it’s about giving each space a purpose.

Take this kitchen and dining area.

Careful design creates a flexible use space, creating two distinct zones for dining within the same open-plan space. A breakfast bar for the mornings, and formal dining for dinner time.

The island stays focused on food preparation, serving, and everyday kitchen life, whilst the dining table creates a dedicated space for meals, conversations and entertaining.

It’s a simple design choice, but one that can make everyday living feel much more natural.

Would you change anything about this setup?

When you sign with Modular WA, you're signing with a registered builder.

That matters more than most people realise. If your builder isn't the registered entity on your project, you don't have the legal protections you'd assume you do if something goes wrong.

With Modular WA, there's no ambiguity about who's accountable for your build — from contract to handover.

Ask the question. Get it in writing. That's exactly what registration is there to protect.

Built in the yard. Delivered to your block. Installed and ready.

Modular doesn't mean cutting corners — it means moving the build somewhere better.

Built. Every home starts in our controlled manufacturing yard, off-site and under cover — no weather delays, no exposed timeframes, and quality checked at every stage before it ever leaves the ground.

Deliver. Once complete, your home is transported as a fully-built module, secured and moved safely to site — whether that's down the road or hours into regional WA.

Install. On your block, our team positions, connects and finishes the job, start to finish — no handing you off to a separate contractor we've never worked with.

Same team, same standard, from the yard to your front door.

Is it just us, or does this bedroom say “five more minutes”?

We love how the lighting changes the whole feel of this bedroom.

There’s something about warm, soft lighting that instantly changes the mood of a bedroom.

Nothing feels overdone. The feature wall, upholstered bedhead, timber-look flooring, curved bedside tables and soft neutral bedding — all working together to keep the room feeling relaxed and inviting.

What would you add to make this your perfect bedroom?

Modular construction is growing fast across WA, and it pays to know exactly what you're looking for before you commit. These questions matter because they show you who's accountable for your build, in writing, before any money changes hands.

Here are 9 questions every buyer should ask before committing to a modular builder:
