Four katha in Bashundhara. One building that had to hold two different lives.

The owner came to us in 2019 with a plot and a plain brief. A bright duplex for his own family on top. Apartments below that would keep earning for the next generation. A rooftop he could actually use.

That is the real building design question in Dhaka. How do you pull value out of a plot without making it unlivable.

So the family duplex sits on the top two floors, double height living space, internal stair, terraces off the master suite. Planned apartment floors sit below, every unit with direct daylight and cross ventilation. The roof was designed as a garden from day one, with the drainage, waterproofing and railing heights coordinated with the structure, not added after handover.

Concept. RAJUK drawings. Structural and MEP coordination. Construction. Supervision. Handover. All of it from one office.

Halfway through, the budget tightened. We changed materials, not floor area. The building still does what it was planned to do.

This was our first completed residential building. The process we built on it is the one we still run on every project.

Office interior design এ সবচেয়ে বড় ভুলটা হয় একদম শুরুতে। বেশিরভাগ মানুষ furniture আর finishing দিয়ে শুরু করেন। শুরু করতে হয় layout দিয়ে।

কে কোথায় বসবে, কোন desk থেকে কোন desk এ দিনে কতবার যেতে হয়, daylight কোন দিক থেকে আসছে, storage কতটুকু লাগবে, meeting এর সময় বাকিদের কাজে সমস্যা হবে কিনা। এগুলো আগে ঠিক না হলে যত ভালো material ই ব্যবহার করুন, office টা কাজের হবে না।

এই project এ process ছিল এরকম. Layout planning থেকে 3D, তারপর working drawing আর detailed BOQ. BOQ তে প্রতিটা item এর পরিমাণ আর rate আলাদা করে লেখা থাকে, তাই কোন টাকাটা কোথায় যাচ্ছে সেটা client শুরুতেই জানেন। এরপর site এ supervision.

Executive room এ desk এর position ঠিক করা হয়েছে daylight আর sightline দেখে। Reception এ backlit counter আর curved shelving. Lobby তে trophy display wall. সবগুলো custom furniture, drawing অনুযায়ী তৈরি।

What does an office interior really cost in Dhaka?

We get this question every week. So we wrote it down properly.

From the office floors we delivered, the turnkey fit-out ex*****on benchmark is BDT 1,800 to 3,500 per sft. Where you land in that range depends on scope: furniture, ceiling, branding wall, wall panels, blinds, flooring and air conditioning.

WE ARE HIRING
Sales & Client Relationship Executive (Part-Time)
Studio Archifiction, Adabor, Dhaka

We are an architect-led architecture and interior design firm. We design corporate offices, apartments, duplex residences, restaurants and commercial spaces.

Leads reach us every week through Meta, WhatsApp, our website and referrals. We need one person to own those leads: call them, understand the requirement, qualify them, follow up on time and book qualified meetings with the Principal Architect.

THE ROLE
Part-time, 24 to 25 hours per week
Salary: BDT 13,000 to 15,000 per month, based on experience and demonstrated sales ability
Probation: two months, paid. A performance incentive may be introduced after confirmation
Location: our Adabor studio. Candidates living in Adabor, Mohammadpur, Shyamoli or nearby areas will receive preference

SCHEDULE, choose one
4 hours x 6 days = 24 hours
5 hours x 5 days = 25 hours
6 Hours x 4 days = 24 hours

Any other schedule totalling 24 to 25 hours
Mention your preferred working days and hours in your application. The final schedule is set by mutual agreement, based on lead response requirements. The salary is the same for any approved schedule.

WHAT YOU WILL DO
Contact leads from Meta, WhatsApp, website and referrals
Understand client requirements and collect basic project information
Qualify prospects using consultative sales techniques
Handle common objections and follow up regularly
Maintain accurate CRM records, lead stages and follow-up history
Schedule qualified meetings with the Principal Architect
Re-engage selected old leads and provide brief pipeline reports

EXPERIENCE
Minimum one year of practical experience in sales, telesales, lead conversion, business development, client relationship or CRM. One to three years preferred. More experienced candidates may apply if the part-time arrangement suits them.

REQUIRED SKILLS
Strong communication and client handling on phone and WhatsApp
Prospect qualification, persuasion and objection handling
Consistent follow-up and meeting setting
CRM, Google Sheets, Excel and data management
ChatGPT, Gemini or similar AI tools
Willingness to learn architectural and interior project basics

You must already have fundamental sales ability. Training will be provided on our services, project basics, CRM process and internal workflow.

EDUCATION
A bachelor's degree in any discipline is the standard requirement. BBA, Marketing, Management, Business Studies, Architecture or Interior Design backgrounds will receive preference. Exceptional candidates with HSC or incomplete graduation may apply if they have proven practical experience in sales, lead handling, client communication, CRM, data management and AI tools.

Plot আছে। Building করার plan-ও আছে। কিন্তু RAJUK approval-এর কাজ কোন ধাপ থেকে শুরু করবেন?

বেশিরভাগ client এখানেই আটকে যান। কেউ আগে documents জোগাড় করেন, কেউ সরাসরি floor plan আঁকাতে চলে যান। RAJUK approval আসলে কোনো single drawing upload করার কাজ নয়। এটি documents থেকে coordinated drawing set পর্যন্ত একটি step-by-step process।

পুরো ধাপগুলো নিচে দিলাম। কাজে লাগলে post-টি save করে রাখুন।

১. Basic documents প্রস্তুত করুন
Deed বা lease, mutation বা khatian, applicable DCR, updated land tax, NID বা passport এবং plot coordinates সহ digital survey। আগে কোনো approval থাকলে তার copy-ও লাগবে। Plot ও application route অনুযায়ী কিছু document বাড়তে পারে।

২. Architect appoint করে project information দিন
Plot location, exact dimensions, verified road width, intended use, target floors, units, parking, family বা business requirement এবং budget। আগের কোনো query থাকলে সেটিও জানান।

৩. Documents এবং site review
Architect land authority, ownership records, survey, road access, current rules এবং correct approval route যাচাই করেন। কোথাও mismatch থাকলে detailed design শুরুর আগেই ধরা পড়ে।

৪. FAR analysis এবং possibilities
FAR, ground coverage, setbacks, possible height, parking, circulation, light ও ventilation বিশ্লেষণ করে বের হয় আপনার plot-এ আসলে কতটুকু করা সম্ভব। Buildable area, practical floor count এবং site limitations এই ধাপেই পরিষ্কার হয়।

৫. Design options থেকে best solution final করা
Needs, budget ও site potential অনুযায়ী ২ থেকে ৩টি practical option develop করা হয়। প্রতিটিতে zoning, floor planning, circulation, light, ventilation ও building form compare করে final direction ঠিক হয়।

৬. Technical drawings এবং coordination
Structural, electrical, plumbing, sanitary, drainage এবং প্রযোজ্য fire-safety drawings একসঙ্গে coordinate করা হয়। Columns, stairs, lifts, parking, shafts ও service routes যেন সব drawing-এ এক থাকে, সেটি architect দেখেন।

৭. Final checklist এবং ECPS submission
Area calculations, plot ও road information, drawings, professional signatures, প্রযোজ্য NOC এবং upload files শেষবার মিলিয়ে ECPS-এ submission হয়। Drawing-related query এলে তার response support দেওয়া হয়।

একটি RAJUK-ready submission শুধু drawing-এর collection নয়। Documents, calculations, design এবং drawings সব জায়গায় project information এক থাকতে হয়।

কোন approval route লাগবে, কোন NOC লাগতে পারে, query কেন আসে, সময় ও খরচ কেমন পড়ে, সেগুলো আমাদের বিস্তারিত guide-এ আছে। Official ECPS link-সহ প্রথম comment-এ দিলাম।

আপনার project এখন কোন stage-এ আছে: documents, design, নাকি submission? Comment-এ শুধু stage-টা লিখুন, পরের step বলে দেব।

Most conference rooms in Dhaka fail before any furniture arrives.

The mistake happens on the layout drawing, not at the furniture shop.

Everyone starts with the table. Wrong starting point. Start with people and walking space.

The numbers we use at Studio Archifiction:

Meeting room (4 to 6 people): 120 to 150 sft
Conference room (8 to 10 people): 200 to 300 sft
Boardroom (14 to 20 people): 400+ sft

Keep at least 36 inches between the table edge and the wall. Give every person 24 to 30 inches of table edge. If one person has to stand up so another can leave, the layout has already failed.

Two things almost everyone forgets:

Sound. A glass partition looks premium, but without proper glazing and sealed frames, everyone outside hears your meeting.

Video calls. Camera position, mic coverage and light on faces matter more than an expensive display.

And cost. We do not quote a per sft rate for conference rooms. AV and acoustics move the budget more than floor area does. A small hybrid room can cost more than a big basic one.
