Custom shower week. Starting with this one.
A walk-in that runs the length of the wall, with the tub at the far end under the window. Frameless glass, a rain head in the ceiling, and a niche set into the tile so the bottles aren't lined up on the floor.
The niche is the detail people forget to ask for. It has to be framed in before the walls are closed and lined up with the tile layout. Leave it too late and you get a corner caddy instead.

You walk up and down your stairs twenty times a day, so they had better be right.
On this custom home we kept it simple: wood treads and handrail, square black balusters, and a big open drop down to the living room so the stair borrows the light from the main floor windows.
Get the rise and run right and nobody ever thinks about it. Get one step off and everyone trips on it for thirty years.

I was back at this West Kelowna build this week just to see it finished and lived in, not for a punch list. That's the part of this job I don't talk about enough — the houses you build stick around, and sometimes you get to just enjoy seeing one again.

Stand at the bottom of the stairs and you can see straight through to the trees. That was the whole idea on this main floor.
Dining and living share one long run of windows, so the light gets all the way into the room. The wide-plank floor runs through all of it with no thresholds and nothing breaking it up.
Open plans only work when the windows are planned with them. Big room, small windows just feels like a big dark room.

Find the fridge. It's behind the oak on the left. Panel-ready appliances cost more up front, but the kitchen ends up reading like furniture instead of a row of stainless boxes.
Same thinking on the backsplash: the counter stone runs full height up the wall. One slab, no grout lines to scrub.

Small footprint. Doesn't feel like it. That's the whole job on a carriage home. Big windows, an open kitchen and living space, and a ceiling-mounted heat pump so you're not giving up wall space to a head unit. That blue surface is a waterproof deck coating, and it is doing more work than anything else in this photo.
Covered deck over living space means the deck is a roof. Get the membrane, the slope and the flashing right and you never think about it again. Get it wrong and you find out about it through the ceiling two winters later.
It is the least glamorous line on the invoice and the one I'd never trim.

Bedrooms are the first place people cut the budget, and it's usually the wrong call.
You don't need a bigger room. You need the window in the right spot, a ceiling fixture that isn't an afterthought, and enough uninterrupted wall left to actually put a bed against.
All of that is free if it's sorted on paper instead of on site.

This is a soffit. Almost nobody looks at one on purpose.
But straight lines here mean straight framing underneath, and wavy lines here mean somebody was fixing a problem with trim instead of fixing the problem.
It's a two minute check anyone can do when they're walking a house they're thinking about buying.
