Why does the retaining wall get poured before the house?

Two Homes, One Lot, Episode 1. We're building a three-storey custom home and a laneway home on the same lot in Vancouver. As of October 20, the old house is gone, the permits are in and the retaining wall forms are up.

Gordie walks the site and explains why the wall and the compaction come first. The wall holds back the soil so the site can be dug out and levelled. The fill behind it goes in 12-inch lifts, compacted one layer at a time, so the ground under the new homes doesn't settle later.

Up next: framing, then the laneway home. Stay tuned for Episode 2.

They loved their reno so much, they're coming to the Home Show to tell you about it.

A 1955 Vancouver bungalow, raised into a two-storey home: second storey added, full interior renovation, an all-new kitchen, original footprint kept. Swipe for the before and after.

The homeowners will be at our booth on Saturday, October 17, from 1 to 4 pm to talk about it. Budget, permits, living through a renovation, and what they'd do again. Ask them anything.

Have a question already? Send it ahead and we'll come prepared:

Most builders won’t hang a composite gate. It’s too heavy.

That is what a lot of homeowners hear when they ask for a composite gate. This South Surrey yard had an old wooden lattice fence, and the owners wanted composite with no slats. We reduced the size of the gate so the weight is not a problem, and fitted solid hardware with a key lock.

About 100 feet of old wood came out. Composite panels and posts went in.

Thinking about a new fence or gate? Call 604-200-2058 and we'll walk your property, not just count the square feet.

A sunroom you can’t sit in all summer.

This one in Delta had a corrugated aluminum top and glass walls. In Kevin’s words, it was nothing but heat: a room the family paid for and could not use for exactly the months it was built for.

This is episode 1 of the rebuild. The sunroom comes down and a permitted addition goes up in its place, one you can sit in every day of the year.
