Getting Bethany to talk about renovations? Easy.

Getting her to do it in front of a camera? Apparently that requires an entire team and 94 takes. 😂🎬

We’ve finally convinced her to share more of the stories, experiences and everyday moments behind YouNique and this is your sneak peek for what is to come.

Slowly but surely we are pushing her towards being comfortable in front a camera.

First up: A question…does her family know what it’s like to live through a renovation? Cut 94….and it’s only just her saying she understands the question.

More stories coming soon. Once she stops asking, “Are we done yet?”

Warmth. Flow. Intention.

Beautiful homes are not created by making individual decisions in isolation. They come together when every detail is considered as part of the whole.

Our clients gain confidence through clarity. Before we move toward permits and construction, we work through the layouts, materials, finishes, functionality, investment and the hundreds of smaller decisions that ultimately determine how a home will look, feel and perform.

Right now, we are in the final stages of planning several projects, deep in the minutiae of decision making. These are the conversations about details that may seem small today, but have a significant impact once construction begins.

This is where we want to be making those decisions.

Not on site. Not under pressure. Not after something has already been built.

For 13 years, YouNique has worked from design through completion, with change orders representing less than 1% against our pre-defined project budgets.

That does not happen by accident. It comes from planning thoroughly, documenting clearly, understanding construction, and making the important decisions before the work begins.

Design + Supply + Build with clarity is our forte. It is also what we believe in.

The goal is simple: a home with warmth, flow and intention, supported by the clarity and accountability required to keep the project on time and on budget.

There is no better compliment than hearing that a client loved both the finished space and the experience of getting there.

This kitchen transformation included a new custom island, Caesarstone Misty Carrara countertops and backsplash, an updated sink, new island pendants and additional pot lights to brighten the entire room.

But the most meaningful part of this project was not simply what we installed.

The existing ceiling created a significant challenge when it came time to position the new lighting properly over the island. Rather than allowing the condition to compromise the design, our team developed a custom ceiling detail that resolved the technical issue and made the lighting feel completely intentional.

Because renovations do not always go exactly as expected.

The difference is having a team that knows how to respond thoughtfully—protecting the design, the investment and the client’s confidence along the way.

Thoughtful design.
Transparent planning.
One accountable team.

14 days. 58 decisions. One completely designed basement of 1,400 square feet, with every detail determined.

And in under 10 days, construction begins on this basement in Vaughan, Ontario. Our clients purchased a home with a closing date of September 3rd and are entertaining during Thanksgiving which means this space needs to be complete!

We have done all this work during their pending period (from the time their home was firm to closing). What makes that possible isn’t rushing; it’s planning. Before this project ever starts on-site, every major detail has already been worked through.

The schedule is written, the budget is guaranteed, materials are selected, trades are coordinated, millwork is designed, and installation requirements are understood.

Approximately 58 individual decisions have already been made before the first day of construction.

That is the part of renovation people don’t always see. A great project isn’t created by making decisions as you go; it’s created by doing the thinking early, solving problems before they become expensive, and giving the client clarity before construction begins. For this client, the process moved quickly because the process was structured.

They know what their space will look like, exactly what it will cost, what is happening and when, and most importantly, they feel confident that their home has been thoughtfully considered down to the smallest detail.

That’s what we mean when we say: Advisory Led - Design + Build. One team. One plan. One accountable process.

One of the biggest misconceptions in the renovation industry begins in the first week of your project.

It starts with the quote.

Many homeowners invite several contractors into their home, walk them through the space, explain what they would like to accomplish, and then ask for a quote

The natural assumption is that these quotes are accurate enough to make an informed decision.

In my experience, they rarely are.

The reality is that most contractors are being asked to provide pricing before the project has been properly planned. At this stage, critical information is usually missing. There are no finalized drawings, no detailed specifications, no confirmed material selections, and often no complete understanding of how the space needs to function for the family living in it.

As a result, many of the quotes homeowners receive are not actually project costs. They are educated guesses based on limited information.

The problem is not that the contractor is intentionally misleading anyone. The problem is that neither the homeowner nor the contractor has enough information to accurately determine the true scope of the project.

This creates a false sense of certainty.

A homeowner may compare three quotes and choose the lowest price, believing they have found the best value. What often happens instead is that important details emerge throughout the planning and construction process, resulting in change orders, budget increases, scheduling delays, and difficult conversations that could have been avoided from the beginning.

At YouNique Kitchens & Bath and YouNique Building Group, we believe a successful renovation should achieve at minimum three goals:

• The space should function the way your family needs it to function.

• The design should reflect your vision and lifestyle.

• The project should remain aligned with the budget established during planning.

Over the years, I have developed a planning process that has resulted in less than 1% change orders across our projects. While no renovation is completely free of surprises, I firmly believe that the vast majority of budget overruns, delays, and frustrations can be prevented through proper planning.
