American Academy Larnaca (AAL) Phases C & D – presented in two acts.

This and the following post focus upon the next two components of the AAL Master-Plan, which we have been developing in close and productive collaboration with the Academy over the past several years.

More specifically, this post concentrates on Phase D, which is to replace the existing Weir Hall located on Gregori Afxentiou Avenue – a primary artery in Larnaca. Having said that, the Project intentionally retains the image of the existing Propylaea – which is interpreted as the building’s key component anchoring collective memory.

By conceptually organising the proposed architecture around the existing Propylaea as an ‘urban objet trouvé’, Phase D retains the centrality, legibility and intelligibility of the existing Propylaea, which are now counterbalanced by a structure that seeks to follow and deviate from precedent.

In terms of function, Phase D strives to offer a radically improved version of the Institution’s Public and Collective Infrastructure – such as, Amphitheatre, Library, Administration and the like. The forthcoming post will concentrate on Phase C – which physically and programmatically connects the preceding with the Senior School’s existing buildings.

Almost coinciding with the 100-Year-Birthday of APOEL FC, which is on 8th November, we are thrilled and honoured to share the first few images of APOEL’s New Stadium, an architectural collaboration with Chaix & Morel, which is to be implemented in the outer periphery of Nicosia’s metropolitan region (by the village of Kokkinotrimithia).

The Project concerns a state-of-the-art stadium, which is to be constructed in two phases – with the first having an initial capacity of approximately 16,000 seats, that is then to rise to approximately 20,000 seats – while offering a broad spectrum of hospitality amenities and entertainment facilities.

The Project is the initiative of a different company which has been instituted for the purpose by the late Constantinos Iordanou, who had remained a loyal APOEL fan despite living most of his life away from Cyprus.

A sneak preview of the Villas at Limassol Greens Resort.

These residences offer a high-end living experience within one of the largest Golf and Spa Resorts in Cyprus, which also happens to be the only resort of its kind on the island that is located at the edge of a city – rather than immersed in the countryside.

The contemporary design of the villas enables expansive floor-to-ceiling windows that maximise natural light and air, as well as offer sweeping views of the championship golf course and the surrounding greenery.

Designed with HKS, most residences feature spacious outdoor terraces, private swimming pools, and lush landscaped gardens – thereby promoting a Mediterranean indoor-outdoor living continuity.

This post is dedicated to World Architecture Day (WAD), which this year is celebrated on 5 October. WAD has been instituted by the International Union of Architects (UIA) in 1985 and is observed annually on the first Monday of October.

WAD seeks to promote the value – in every sense one can ascribe to the term – of Architecture, and to celebrate important and appropriate architectural works. The images accompanying this post derive from one of our recently-completed projects, and focus on spatial and special moments, which are not often presented in general posts.

What it might have been: Golden Sands Beach Resort.

A dive into our Practice’s Archive enables the exploration of the Golden Sands Beach Resort, in one of Famagusta’s most iconic seaside locations – characterised by soft golden-yellow sand and crystal-clear turquoise Mediterranean waters.

The Project, a collaboration between British Airways and Cyprus Airways that was meant to be operated by Trust Houses Forte, was nearing completion when the tragic events of 1974 took place.

As the project was not officially completed, it was not photographed carefully; as such, our archival material is rather haphazard. Yet, with the use of AI we present three ‘before-and-after’ images, as an invitation to reflect on the Project’s latent architectural qualities.

Aphrodite Hills is situated 17km east of Paphos and was conceived in the late 1990s as a Resort to be gradually developed over time, which will be premised upon an 18-hole Championship Golf Course as well as other sports and leisure facilities.

Spanning an area of 2.4 million square metres, the site is spread across two elevated plateaus overlooking the spot where Aphrodite – the Greek goddess of love – is said to have emerged from the Mediterranean Sea.

The Resort’s Master-Plan aimed for a low-density development (buildings occupy less than 10% of the net land area), which sought to integrate the dramatic landscape – including a natural ravine – with both archaeological finds that were discovered, and
the region’s traditional architectural heritage – emphasising local stone, natural timber and selective openings.

This post dovetails with the preceding one, by returning to the Junior School Extension Building for American Academy Larnaca. The Project was the first implementation Phase of a Master-Plan we have been strategically developing in close collaboration with the Academy over several years.

The Building replaces an existing haphazard cluster of both functional and obsolete structures in that past of the schoolyard.

The architectural approach strives for a reinterpretation of the Academy’s heritage, coupled with state-of-the-art amenities surrounded by playgrounds and gardens. The
integration of the building within the existing Landscape is an integral component of its architecture.

An integral component of the American Academy Larnaca Master-Plan was the upgrading of the External Sports Facilities – namely, the first part of Phase B – whose extent covers an area of approximately 6,500 m2.

Given that Physical Education is an instrumental part of the academic curriculum, the planned works had to be strictly implemented during the 2025 summer break (of 3 months), so that the Academy has continuously functional external sports facilities.

With the dedication of all involved parties and stakeholders, the Project was realised
successfully notwithstanding the tight deadline and the mid-August break for most actors in the local building industry.

This post returns to an Apartment Building in Nicosia’s Engomi district, which was also featured previously, by presenting for the first time the Interior of one of its Apartments.

In the Apartment’s open-concept Living Space, tailor-made fixed furniture and fittings present a seamless sensibility with concealed openings and a limited material palette of dark stone tiles paired with warm wood finishes.

These themes are also deployed in the Apartment’s other spaces – and especially within the Sanitary Spaces, whereby custom-made white washbasins are juxtaposed with the abovesaid material palette to create a bold, high-contrast aesthetic that balances raw, earthy tones with organic softness.

The Project concerns 2 Residences at the topmost fringes of Lemithou, one of Cyprus’s highest in altitude villages. Both the site and its broader area are characterised by dramatic topographic variation and long-horizon distant views toward the south.

Conceptually the Project is primordially organised as a series of retaining walls (δόμες) in the landscape, which collectively organise a sequence of terraces – a disposition characteristic of both agricultural and architectural interventions in such conditions. This move is complimented with the deployment of two ‘pure prisms’ – one for each House.

The first House, which is smaller in size and closer to the road, is primarily an ‘incident’ within one of the retaining walls – which means that it is supplemented by a lesser upper floor. On the other hand, the second House splits more equally its functional accommodation within the two floors – thereby presenting the opportunity for an open courtyard as one further species of open space in an otherwise natural setting.
