Loose Toilet Seat Repair đźš˝ | Rental Property Maintenance

A loose toilet seat turned out to be almost completely detached when I arrived at this rental property. I investigated the fittings, identified the fixing mechanism, adjusted and tightened everything, and got it back in working order before the guests returned.

Fixing a Sagging Door | Split Wood, Loose Hinges & a Quick Airbnb Repair

A property manager contacted me about an Airbnb door that was sagging and catching on the frame, with guests due to arrive.

On inspection, I discovered that the top hinge wasn't simply loose — the wood around the screw holes had split. I removed the door, repaired the damaged area using two-part wood filler, and fitted replacement hinges with different screw positions to secure the repair.

After re-hanging and adjusting the door, it was opening fully and freely again, ready for the next guests.

How to Fix a Dripping Basin Tap | Replacing Tap Glands

A continually dripping basin tap is a common plumbing problem, but replacing the tap glands isn't always as straightforward as it sounds.

In this job, I remove the old glands, clean out the debris, prepare and fit the replacements, and get the tap working properly again. With no isolation valves available on this vented system, I also had to carry out a more involved drain-down before starting work.

Removing an Old Satellite Dish & Cables for a Cleaner Look! 🏠

An unused satellite dish can make the outside of a property look untidy, especially when the associated cabling is left in place.

After seeing my previous post about removing an old satellite dish, a customer got in touch to have theirs removed too. I headed round to remove the dish and associated cabling, leaving the exterior looking cleaner and neater.

There was just one complication: a thunderstorm was passing overhead! With my equipment at risk of getting wet and the added danger of lightning while working on a metal ladder, this was a job that needed careful judgement and a quick change of plans if conditions became unsafe.

Adding Bedroom Privacy Locks to a Rental Property

A customer needed a practical way to provide privacy for the two bedrooms in their rental apartment. I removed the existing latches, modified the doors to accommodate Euro cylinder locks, and fitted locks with an external key and internal thumb turn.

To maintain the property's existing finish, I sourced matching escutcheons and reused the original handles, creating a consistent appearance while improving functionality.
