The clocks have gone back, and a room full of light comes into its own. 🌙

This garden sunroom in Dunbar is full of glass: a large picture window in the gable, Velux roof windows and wide bi-fold doors onto the patio.

The house is in a conservation area, so the sunroom matches it: natural slate roof, traditional render, timber windows and doors, and the same colours.

Cold snap, and the sash windows are rattling? 🥶

In older homes, single glazing is often the main source of heat loss. There are two routes:

🔧 An overhaul: new cords, pulleys and modern draught-stripping. Many problems can be solved this way.
🪟 An upgrade to slimline double glazing that keeps the traditional look.

If your home is listed or in a conservation area, upgrading the glass needs consent. We handle that for you, and we'll tell you honestly what the council is likely to accept.

Picture this ready for next summer. Getting the design and consents in place takes months, so autumn is the time to start. ☀️

This Edinburgh bungalow had smaller, separate rooms at the back. We removed the internal walls to form one open-plan kitchen, dining and living space that's much brighter than before.

🚪 Large sliding patio doors out to a new raised deck
🌳 Steps down to the lawn, as the house sits higher than the garden
🌿 Composite decking, a glass balustrade and timber-slatted cladding with storage underneath

If you'd like builders on site next summer, the time to start is now. 📅

People often underestimate how long it takes to get from an idea to a start on site:

⏳ 6 to 12 months if you need planning permission and a Building Warrant
⏳ 3 to 5 months if you only need a Building Warrant

That's before the first foundation is dug. Getting the builder you want can be competitive too, so having your consents in hand puts you ahead.

Consents in Scotland last 3 years and can be extended, so starting early doesn't lock you in.

Whether you need permission to take out a wall depends on one thing first: house or flat.

🏠 In a house, planning permission usually isn't needed for internal walls.
🏢 In a flat, almost all internal alterations need planning permission.
✅ If the wall is load-bearing, you'll always need a Building Warrant, with a structural engineer specifying the steel.

Always assume a wall is load-bearing until it's been checked. We'll tell you straight what your project needs, and handle the applications for you.

A double garage in Currie, turned into a music studio for a full band. Drum kit included. 🥁

The brief: room to rehearse, with next to no sound getting out. Working with Edinburgh-based sound engineers, we designed a "room within a room":

🔇 A floating inner floor on impact matting, separate from the concrete base
🧱 Inner walls and ceiling held off the outer blockwork on acoustic clips
🪟 Double-skin windows and a second set of sealed studio doors

The result is a verified 50-decibel sound reduction, in a building that looks like a tidy garden room from outside.

One question we often deal with early on in the process is regarding planning and building warrant. Generally planning permission from the council isn’t required for someone looking to convert their garage for use as a home office. There are some exceptions that we will dive into here. As for other administrative portions of the work, there will be some requirement for building regulations to be satisfied. However, there is nothing out of the ordinary or onerous - More here :

A tired city centre flat, reworked as a 6 bed HMO.

At New John's Place in Edinburgh, the existing flat was in need of a complete renovation. Our design relocated the kitchen to create an open plan living, kitchen and dining room, and upgraded each bedroom for individual lets to students and young professionals.

Here's how it turned out.
