We're delighted to share this beautiful new-build home, which has just received planning approval! 👏🏼

When we first visited the site, we were immediately struck by its incredible setting. The approach follows a river through woodland before opening up into a secluded valley, with wonderful views down the hillside towards the lake below.

Our client already had Class Q approval to convert an existing agricultural barn, but we were able to take the project much further, securing planning permission for a replacement dwelling more than three times the size of the original barn.

Despite being significantly larger, the new home has been designed to minimise its impact on the landscape. Taking inspiration from the original barn and following the natural slope of the hillside, the property appears largely single-storey from the approach, before opening up across several levels towards the valley below.

Our client's love of the outdoors was central to the design. Large expanses of glazing frame different views of the woodland, river and countryside, while terraces provide space to enjoy the surroundings. Natural stone and timber detailing also reference the site's agricultural history.

A fantastic planning result for our client, allowing us to design a much more spacious home that makes the most of this exceptional location. We can't wait to see it come to life!

Staying with our Greenways project today, following the exterior before and after we shared over the weekend.

Swipe through to see how much has changed inside the home. Previously, a series of smaller rooms, including the dining room, study and utility, occupied the rear of the house, with only windows looking out onto the garden. The kitchen was also relatively small and in need of modernisation.

By extending and completely reworking the layout, we've created a generous open-plan kitchen, dining and living space, with plenty of room for the whole family to spend time together. Wide bifold doors now open directly onto the garden, bringing in natural light and making the outdoors feel much more connected to everyday life.

Just as with the exterior, the interior was designed to complement the character of the original home. Our clients chose a classic kitchen with warm oak flooring, while the soft green doors introduce a lovely touch of colour that works beautifully with the timber and greenery outside.

It's a completely different way of using the ground floor, with spaces that now flow naturally together and a much stronger connection to the garden. A wonderful transformation for this young family.

Before and after at Greenways - a project we’re really pleased to share for the first time.

Like many of the homes we work on, the ground floor was made up of a series of smaller rooms, leaving the living spaces feeling disconnected from one another and with very little connection to the garden.

Our clients wanted a much larger, more sociable space for their young family, alongside an additional bedroom and ensuite upstairs. We designed a two-storey extension and remodelled the existing ground floor, creating a generous open-plan kitchen and dining space that opens directly onto the garden.

The challenge was making sure the additional space added to the character of the existing property, rather than looking like an obvious extension.

Externally, we kept things simple. Render and clay roof tiles complement the original house, while soft green heritage-style doors bring warmth and character and open the new living space out to the garden.

A much more generous family home, while retaining all the charm of the original.

Having worked with our clients designing their previous home, it was wonderful to be asked to work with them again. There really is no greater compliment to our team. 👋🏼⁠

The original 1930s house had been extended over the years, but the layout lacked flow and there simply wasn’t enough bedroom or living space for their growing family. We remodelled the ground floor and extended at first-floor level, creating a generous kitchen, dining and family space alongside a snug, office and utility, with a dramatic double-height entrance hall at the centre of the home.⁠

Outside, the transformation is just as striking. The new double height gabled design completely changes the appearance of the house, with cedar cladding and stone adding warmth alongside render, hanging slate and contemporary glazing.⁠

A closer look at some of the details at our Old Dairy project.⁠

This former milking parlour sits within a beautiful rural East Devon setting, so the exterior details were carefully designed to ensure the newly extended home complimented its surroundings.⁠
⁠
Traditional Devon materials play a big part in this, with local stone and river-pebble walling bringing warmth and character to the elevations. These sit alongside warm-toned render, a slate roof and contemporary aluminium glazing, creating a balance between the building’s agricultural past and its new, more modern design.⁠
⁠
One of the strongest features is the substantial local stone chimney, which rises through the roofline and gives the exterior a real focal point. Integrated solar panels have also been incorporated into the roof, supporting the more sustainable approach taken throughout the project.⁠

Modern glazing provides the contrast, with large windows framing the surrounding countryside and connecting the home to its wonderful rural location.⁠

A lovely mix of traditional Devon materials and contemporary details, designed specifically for this setting.⁠
