Gwel Teyr, Truro - A closer look 🏡

It’s a pleasure to share these three contemporary homes at Gwel Teyr, having taken the project through architectural design, planning approval and detailed Building Regulations drawings.

The elevated setting on the edge of Truro gave us plenty to work with. We wanted the countryside outlook to be something you experience throughout the homes, shaping the views from individual rooms and the connections between inside and outside.

That thinking comes through in the dual-aspect living spaces and broad south-west-facing balconies. Upstairs, vaulted ceilings follow the roof form to give the principal bedrooms a generous sense of volume, with doors opening out towards the views.

The entrance has a character of its own. An oversized pivot door and floating staircase create a striking arrival before the house opens into the main living areas.

Those moments sit alongside the less visible work. Refining the layouts, resolving construction details and making sure the spaces function comfortably as homes. Following the scheme from the first design ideas through to the technical drawings has made seeing the results particularly rewarding.

Congratulations to the team at on bringing the homes to life.

Now being marketed by with more photographs and details available in their listing.

Site Completion - Strawberry Lane, Hayle

Space, proportion and natural light shape the character of these three detached homes at Strawberry Lane, Hayle

As the team behind the scheme, our involvement has extended from securing planning permission through to preparing the detailed Building Regulations package and providing structural warranties. It’s rewarding to see that work taking physical form.

The vaulted living spaces are a defining architectural feature, introducing volume and an airy quality to the interiors. Generous garden-facing glazing draws daylight into the open-plan accommodation, while extending views beyond the building’s footprint and strengthening the relationship between the internal spaces and private gardens.

The layouts balance openness with the practical demands of everyday life. Connected kitchen, dining and living areas provide a sociable heart to each home, complemented by separate utility spaces and flexible bedroom accommodation. Air source heat pumps and underfloor heating support a comfortable internal environment.

For us, the satisfaction comes in seeing those decisions come together — and a set of drawings become places ready for their next chapter.

The homes are being marketed by . Take a closer look at Strawberry Lane.

🏡 FUTURE HOMES STANDARD – WHAT'S HAPPENING TO SAP ASSESSMENTS?

With changes to Building Regulations and the introduction of the Future Homes Standard, the way we assess the energy performance of new homes is evolving.

But what does this mean for architects, developers and self-builders?

For many years, the Standard Assessment Procedure (SAP) has been used to demonstrate the energy performance of new residential developments.

SO, WHAT'S CHANGING?

🔹 Future Homes Standard – Introducing updated energy efficiency and carbon performance requirements for new homes.

🔹 SAP 10.3 – The updated SAP methodology supporting the initial implementation of the Future Homes Standard.

🔹 Home Energy Model (HEM) – A more detailed energy modelling methodology being developed to replace SAP in the future.

WHY DOES THIS MATTER?

Although the calculation methodologies are changing, demonstrating energy performance and Building Regulations compliance remains an essential part of delivering a new home.

Decisions surrounding insulation, glazing, heating systems, airtightness and renewable technologies can all influence the outcome of an energy assessment.

Considering these elements early in the design process can help identify potential compliance issues before construction begins.

At Cornwall Planning Group, we continue to keep up to date with changes to Building Regulations and energy assessment methodologies, supporting architects, developers and homeowners throughout the design and construction process.

☀️ PART O – WILL YOUR NEW HOME PASS THE OVERHEATING ASSESSMENT?

Large windows, glazed gables and open-plan living spaces are increasingly popular in modern homes. But could these design features create a problem with Building Regulations compliance?

Under Approved Document O, new residential developments must demonstrate that the risk of overheating has been adequately addressed.

The Simplified Method provides a route to demonstrating compliance without the need for detailed thermal modelling, where the relevant criteria can be met.

What do we look at?

▪️ Glazing areas and orientation – Assessing the potential impact of solar gains.

▪️ Ventilation openings – Checking that sufficient free area is available to remove excess heat.

▪️ Cross-ventilation – Considering how effectively air can move through the dwelling.

▪️ Solar shading – Assessing measures that can help limit unwanted heat gains.

Why is early assessment important?

A design that looks great on paper may not necessarily satisfy Part O requirements.

Discovering compliance issues late in the process could mean reducing glazing areas, changing window specifications or introducing additional ventilation measures.

These changes can be far easier and more cost-effective to address before construction begins.

At Cornwall Planning Group, we provide Part O Simplified Method assessments to help architects, developers and homeowners identify potential overheating risks and work towards Building Regulations compliance.

A New Chapter for a Granite Barn 📖

Cornwall’s traditional granite buildings are an enduring part of its architectural character. Adapting them for residential use calls for a considered approach to both the existing structure and any new additions.

We’ve submitted a planning application on behalf of our client for the conversion and extension of a granite barn for residential use, together with associated works.

The proposals respond to the building’s distinctive character, bringing the existing structure and proposed extension together in a coherent design. The aim is to retain the qualities that give the barn its identity while adapting its layout and providing additional living space.

Planning approved… but the clock ticking? ⏳

Almost three years ago, we secured planning permission for this granite barn conversion, creating the opportunity to turn a characterful Cornish building into a beautiful home.

Three years can pass surprisingly quickly, particularly when you are organising finance, choosing contractors and planning your next steps.

Most full planning permissions require a lawful start within three years of approval. Leave it too late and your permission could lapse, potentially meaning a fresh application.

Addressing the relevant conditions and carrying out the right works can establish a lawful commencement, preserving your permission so the remaining development can follow later.

But clearing the site or booking a builder will not usually secure it. Understanding what your particular approval requires is essential.

🏡 Have planning permission you are not quite ready to build?

Contact our office to find out how we can help secure your permission for the long term.

🌿 Permission in Principle secured!

We’re delighted to have secured Permission in Principle for two open-market homes on the North coast of Cornwall

The PiP process establishes three fundamental matters, the location, the proposed land use and the amount of development. For our client, this provides valuable certainty that residential development is acceptable in principle before committing to the next stage of detailed design and supporting technical work.

Our indicative proposals take their cue from the site’s established green setting, with retained trees and boundary hedges framing generous gardens, alongside a new Cornish hedge and native planting. A landscape-led approach that gives the homes space to sit comfortably within their surroundings.

The next step for the team is the Technical Details Consent, where the architecture, layout, access, landscaping, drainage and other technical matters will be finalised for submission to assessed. This stage requires approval before development can proceed, and provides the opportunity to turn the initial concept into a fully considered scheme.

A positive result for our client and a clear direction for the next chapter.

📸 PART L – ARE YOU TAKING THE RIGHT PHOTOGRAPHS ON SITE?

Some of the most important construction details are hidden long before a new home is completed.

Under Approved Document L, Volume 1, Appendix B, photographic evidence should be recorded throughout construction to demonstrate that key elements have been installed in accordance with the energy efficiency specification.

What needs to be recorded?

• Ground floor insulation and perimeter junctions.
• External wall insulation and thermal junctions.
• Roof insulation, including eaves and gable details.
• Window and door installation details.
• Airtightness measures and relevant building services.

Why does it matter?

Once these details are covered up, demonstrating compliance can become difficult, potentially delaying Building Regulations sign-off.

Photographs should be clear, identifiable to each plot and taken at the appropriate construction stage before the details are concealed.

Our advice: Make photographic evidence part of your site routine from day one, not something to think about at completion.

At Cornwall Planning Group, we support builders and developers across Cornwall with Building Regulations and energy compliance.
