Want your home to feel different, but keep seeing the same ideas everywhere?

I had that feeling visiting Decorex but not PAD this autumn.

I enjoyed Decorex for the conversations—meeting suppliers, catching up with other designers, and seeing products in person. But I kept seeing the same wall panelling, and terracotta was everywhere as last year. Lovely as it can be, I’m getting a bit tired of seeing it on every stand. I’d hoped for a few more surprises.

At PAD, I kept stopping to have a proper look.

There were bold reds, muted lilacs, rich browns, deep grey and cream and materials I wanted to reach out and touch. Even the decorative panels felt like works of art.

Talking to the gallery teams and hearing the stories behind the pieces made me appreciate them even more.

You don’t have to be a designer to enjoy PAD. It gives you ideas and combinations you might never think to search for online.

And that’s what I love bringing back to my clients: ideas they might never have found while scrolling.

The Build Cost isn’t the Budget.

It’s easy to get a construction quote and assume you now know what your renovation is going to cost.

But the builder is only one part of the overall investment.

Professional fees, permissions and approvals, kitchens and bathrooms, lighting, joinery, furniture, window treatments, deliveries, installation and contingency all need to have a place in the budget too.

And this is where planning early makes a significant difference.

When you understand the full financial picture from the beginning, you can decide where your money will have the greatest impact, where you can spend less, and which priorities need to be protected throughout the project.

Otherwise, you risk reaching construction with a budget that works for the build, but not for the finished home you had in mind.

Q&A: How much should you budget for a renovation?

One of the biggest budgeting mistakes homeowners make is treating the builder’s quote as the cost of the renovation.

In reality, construction is only one part of the overall investment.

Your budget may also need to cover professional fees, consultants, kitchens and bathrooms, lighting, bespoke joinery, furniture, window treatments, deliveries, installation and, importantly, contingency.

And there isn’t one figure that works for every home.
The condition of the property, structural work, level of finishes and what you want to achieve can make two seemingly similar renovations very different financially.
