Buying a period home in London is a decision about stewardship as much as space. These buildings carry histories that are never fully documented, fabric that is more complex than it first appears, and consent frameworks designed to protect features you may not yet know are there.

Restoring one well is slower and more investigative than a standard refurbishment, and it begins with a proper condition survey, long before any design is drawn. In our latest journal piece, we explore working with the grain of a building, navigating listed building consent, and the craftspeople who make the difference.

Buying in Kensington: what conservation and refurbishment really demand.

The properties that attract serious buyers in Kensington come with real planning complexity — conservation area designations, RBKC's heritage requirements, and often listed building consent. Getting the design strategy right from the start is what protects the programme.

A new piece on what a properly executed full house refurbishment in W8 actually involves.

Victorian terraces in Notting Hill were built with purpose. The room sequences, the proportions, the light — all of it is deliberate, and it demands a design approach that listens before it imposes. Our latest piece on the Design Journal covers what it means to work well within one: the conservation area planning environment in RBKC, the material palette that makes these streets what they are, and the design brief that emerges when a client has chosen this neighbourhood carefully.

Hampstead and the question of what comes after exchange.

The Victorian and Edwardian properties in NW3 are among the most considered purchases in London. The buildings are genuinely exceptional. They are also complex, and a full house refurbishment here asks for a different level of preparation than a straightforward fit-out.

We have written about what that preparation actually involves: the conservation area and Camden's planning environment, what the buildings typically reveal once work begins, and how we approach projects like this from the start.

How do you make a Georgian or Victorian townhouse feel right for modern life? Our new blog explores adaptive reuse in Kensington & Chelsea — design that starts with what the building already is and works outward. Read the full piece: https://wix.to/7SXY2YF

The challenge of making a Georgian or Victorian townhouse work for contemporary life is not simply a question of taste. It requires design thinking that starts from what the building already is — and works outward from there.

Bought a property in Islington, or thinking about it? A full house refurbishment of a Georgian or Victorian terrace is a particular kind of project: conservation area requirements, party wall processes, listed building constraints, and buildings that carry two centuries of alterations beneath the surface.

This piece walks through what is actually involved: the planning environment, what Islington's conservation officers look for, and why holding architecture and interior design under one roof makes a difference when the first structural discovery changes the brief.

Islington's Georgian and early Victorian terraces are among the most carefully built housing in London. They are also buildings with a history of alteration, and a full refurbishment means reading that history carefully before any decisions are made.

A new article on what a full house refurbishment in Islington really involves: the conservation area planning environment, what listed building status means in practice, the material logic of these buildings, and how the project is best held together.

Commissioning a luxury interior designer is one of the most consequential decisions you will make for a property. Done well, it shapes how you live for years and compounds in value long after the contractors have left. Done poorly, you are left with an expensive space that never quite settles.

The difference usually comes down to how carefully you chose the studio, and what you looked for.

A portfolio tells part of the story. But the more revealing question is whether the work is responsive: does it reflect a studio capable of reading different buildings, different clients, different ways of living? Your property is not like any other. It has its own proportions, its own history, its own character. A studio worth commissioning will start there.

Specialism carries real weight for high-end residential and period buildings. A practice that has spent years on complex refurbishments brings established relationships with specialist contractors, deep knowledge of procurement and bespoke manufacture timelines, and fluency with the planning constraints that govern significant works in London's most desirable neighbourhoods. These are not incidental. They determine whether a project runs cleanly and arrives at what it was meant to be.

Process is the other thing most clients undervalue. A major interior commission is, in large part, a feat of sustained rigour: approvals, procurement, site coordination, budget management, and the alignment of many moving parts toward a single vision. How a studio manages all of that will shape the experience as much as any design decision.

And then there is listening. The designer who can deliver something genuinely extraordinary is the one who arrives with curiosity, not a fixed idea. Pay attention, in early conversations, to how much of the exchange is them asking and how much is them speaking.

We have written about this in more detail on the Phasezero blog, for anyone navigating this decision in London and the surrounding area.
