Writing the scope, getting several builders to price the same job, setting the programme, and checking the work was actually done before anyone got paid. An MSc in project management, APM qualified, with an engineering degree and accountancy training behind it. Between us at The Good Home Collective, we have delivered over £300 million of construction.

THEN I STARTED BUYING PROPERTY MYSELF, AND SOMETHING STOOD OUT

Property investment is really two different jobs. The first is buying well: finding opportunities, appraising them, rejecting the ones that don't stack up, negotiating the right price and testing the assumptions before committing your money. And everything that keeps a large construction project under control often disappears when someone starts refurbishing a house: defined scope, competitive tendering, programmes, cost control and properly managed changes.

We find and appraise the property, negotiate it and manage the purchase. Once it's finished, we either refinance it so most of your money comes back out and you keep the house and the rent, or we manage the sale and you take the profit. The house is in your name from the day it completes, and it stays there.
