RESERVE HOUSE — LIVING THE STANDARD

Reserve House is more than a Terry Huggett Developments project. It is our home.

Designed and constructed to Passivhaus standards, it brings together the things Terry and Kerry are most passionate about — exceptional building performance, modernist architecture, quality materials and an uncompromising approach to construction detail.

We don’t simply build high-performance homes for our clients. We live in one every day.

That gives us first-hand experience of how decisions made during construction influence comfort, energy efficiency and the everyday experience of a home.

Reserve House was designed with performance and architecture considered together from the outset. Expansive glazing frames the surrounding landscape, connecting the living spaces with the woodland and water beyond, while natural timber ceilings, terrazzo flooring, clean architectural lines and mid-century influences create a warm, restrained interior.

Our interest in Passivhaus, modernism, sustainable construction and architectural detailing doesn’t end when we leave a client’s project. We continually research buildings, materials, products and construction techniques, both in the UK and internationally.

Living at Reserve House allows us to experience those decisions ourselves and carry that knowledge directly into the homes we build for our clients.

For us, construction isn’t simply our profession. We live and breathe it.

Delivering a successful EnerPHit project takes far more than good drawings or good construction alone. It relies on close collaboration between architect, contractor, consultants and specialist trades — all working together with a shared commitment to quality and performance.
Last week, the team from Finkernagel Ross visited one of our current projects — a remarkable transformation of a 1940s manor house that is set to become the UK’s largest domestic EnerPHit dwelling.
The scheme is a fantastic example of how strong architectural vision and high-performance construction can work hand in hand. From the outset, the project has focused not only on achieving exceptional environmental performance, but also on creating a beautiful, characterful family home that sits comfortably within its landscape. At Terry Huggett Developments, we specialise in delivering Passive House and EnerPHit buildings, where the quality of ex*****on on site is absolutely critical. Projects like this demand an obsessive level of attention to detail, from airtightness and thermal continuity through to breathable construction methods and moisture-safe assemblies. As the project approaches its first airtightness test, months of planning, coordination and precision workmanship are coming together. Much of the most important work will ultimately disappear behind finished surfaces — specialist airtightness tapes, insulation layers and carefully resolved junctions — but these unseen elements are fundamental to the building’s long-term performance. Traditional lime screed is also being used throughout in place of conventional concrete flooring, creating a breathable floor build-up better suited to the existing structure. These types of construction decisions require a high level of craftsmanship and a deep understanding of how older buildings behave.

We’re genuinely excited to share this.

Over the past few months we’ve been working closely with Amy at Hortus Collective on a full landscape design for the project — and what she’s produced has absolutely nailed the brief.

From the outset, this was never just about planting or “finishing off” the outside. The house itself has a strong modernist form, and it was critical that the landscape responded to that — not fought against it.

Amy has clearly taken that on board in a big way.

The layout isn’t random or decorative — it’s been carefully structured to work with the geometry of the house. You can see how the lines, proportions and spaces all relate back to the building, creating a real sense of cohesion between architecture and landscape.

What’s particularly impressive is the use of proportion — including subtle references to the golden ratio — to guide how the spaces are divided and experienced. It’s not something that jumps out at you, but it’s exactly why the scheme feels so balanced and “right” when you look at it.

The result is a design that has both clarity and softness:
   •   Strong, deliberate structure close to the house
   •   More natural, flowing planting as you move out into the garden
   •   Spaces that feel connected rather than forced
   •   A layout that will mature beautifully over time

It’s a proper piece of design thinking — not just how it looks on day one, but how it will live, grow and evolve with the house.

❄️ PASSIVHAUS PERFORMANCE – WHEN THE TEMPERATURE DROPS ❄️

These photos were taken when the house completely covered in snow and the air temperature sitting well below zero.

And yet inside?
Warm. Comfortable. Stable. Exactly as designed.

This is where Passivhaus really proves its value.

A Passivhaus isn’t about gimmicks or trends – it’s about physics, detailing, and doing things properly. When the weather is harsh, a Passivhaus doesn’t rely on blasting heat into the building to stay comfortable. Instead, it hardly lets heat escape in the first place.

So what’s actually happening here?

• Extreme insulation levels dramatically slow heat loss
• Airtight construction prevents cold air infiltration and draughts
• Triple-glazed, high-performance windows retain internal heat while still allowing solar gain
• Mechanical Ventilation with Heat Recovery (MVHR) supplies constant fresh air while reusing warmth that would otherwise be lost
• Thermal bridge-free detailing ensures there are no cold spots or weak points

The result is a home where internal temperatures stay remarkably steady – even when there’s snow on the ground and frost in the air.

No cold corners.
No fluctuating temperatures.
No “turn the heating up and hope for the best”.

Just quiet, even, comfortable warmth.

And importantly – this isn’t achieved by piling energy into the house. Quite the opposite. A Passivhaus typically uses up to 90% less energy for heating compared to a conventional build, meaning comfort comes with far lower running costs and a much smaller environmental footprint.

These conditions are exactly what UK homes have to cope with every winter. Passivhaus isn’t designed for perfect Mediterranean weather – it’s designed for real climates, real seasons, and real performance.

Snow on the roof.
Ice on the ground.
Warmth inside.

That’s not luck – that’s good design and disciplined construction.

Our Passivhaus designed home is really showing its strengths this week — perfectly insulated, super airtight, and sitting comfortably at over 23°C without the heating even on. 🔥
That’s the beauty of great design and modernist architecture working together — effortless comfort, year-round efficiency, and clean, simple lines that feel timeless.

Energy efficiency doesn’t have to compromise style — it can define it.

We’re finally settling into our new home 🏡✨
The light-filled stairwell, warm timber ceilings, and mid-century touches make every corner feel special. Our sideboard is already filling with plants, art, and little treasures, and fresh flowers keep the place alive. Even the dog has claimed his favourite spot in the hallway. It’s starting to feel like us. 🌿💛
