BATHROOM EXTRACTION DONE WRONG = BLACK MOULD ❌
Called out to a property where both bathrooms were suffering from heavy condensation and black mould around the ceilings.
We found the problem in the loft. The existing fans were connected to cheap flexible ducting, venting warm, damp air into a plastic box buried in the loft insulation. There was no proper ventilation to the outside!
Here’s how we put it right:
✅ Removed the old flexible ducting.
✅ Core drilled two new external vents through the gable end.
✅ Installed solid rigid sleeves through the cavity walls, preventing damp air escaping into the cavity.
✅ Installed insulated ducting through the cold loft space to minimise condensation forming inside the ductwork.
Both bathrooms now have a properly installed extraction route, venting directly outside where the moisture belongs.
It’s not just about fitting an extractor fan. The ductwork and how the air is vented are just as important.
You’ll also notice the orange protection mats in the photos. We always take care to protect floors and stairs while carrying out work in your home.
If you’re struggling with condensation or mould in your bathroom, it might be worth having your extraction checked.
