Treated myself to a new Estwing hammer for our next sash window restoration in Cambridgeshire. Lovely bit of kit! My last hammer lasted 20 years, so this one’s got a lot to live up to.

A small but important part of sash window restoration. The old pulley was stiff and squeaky, so we replaced it with a smooth new ball-bearing pulley. It’s improvements like this that free up your sash windows, so they glide properly and you’re not fighting with them every time you want some fresh air.

PRE-PURCHASE SASH WINDOW SURVEY & CONDITION REPORT BUYING A PERIOD HOME?

You've found your dream period home. The proportions are perfect, the character is undeniable, and those original sash windows catch the light just right.
But here's the question every buyer dreads: what's really going on behind that fresh coat of paint?

At NJS Sash Windows, we've spent nearly two decades saving period property buyers from costly surprises. Since 2005, we've been the trusted name for sash window renovation, restoration and repair across Stamford, Peterborough, Cambridge and London. And now, we're bringing that expertise to pre-purchase sash window surveys—so you can buy with confidence, not crossed fingers.

Why a Sash Window Survey Should Be Top of Your List

A standard homebuyer survey might note "some evidence of timber decay" and move on. But that vague observation could hide thousands of pounds in repairs.

A specialist pre-purchase sash window condition report from NJS tells you exactly what you're dealing with:

Timber condition – rot, woodworm, and decay in frames, sashes, and cills
Operation – do the sashes open and close smoothly, or are they painted shut?
Cords and weights – intact or snapped? Are the correct weights present?
Draught-proofing – are the windows letting in cold air and driving up energy bills?
Glazing – single, double, or failed units? Cracked or misted glass?
Heritage compliance – for listed buildings or conservation areas, are the windows appropriate?
Structural impact – has water ingress damaged surrounding brickwork or plaster?
We work on wooden sash windows, period property windows, and listed building sash windows—including Grade II and Grade II* listed buildings. We know what to look for because we've been restoring these windows for two decades.

What Your Pre-Purchase Sash Window Survey Covers

Timber Frames, Sashes & Cills

We uncover hidden rot, decay and structural defects that could cost thousands to repair.

Sash Cords, Pulleys & Weights

We check every moving part to ensure your sash windows operate correctly and safely.

Draught-Proofing & Weather Seals

Poor seals lead to draughts, heat loss and higher energy bills. We'll identify where improvements are needed.

Glazing

We inspect for cracked glass, failed double glazing, damaged putty and glazing defects.

Window Operation

Sticking, rattling or difficult-to-open sash windows can indicate underlying movement or wear.

Paint & Timber Condition

Fresh paint can disguise rotten timber. We know exactly where to look.

Heritage & Conservation Issues

We'll identify inappropriate repairs or replacement windows that could cause problems in listed buildings or conservation areas.

Repair or Replace?

You'll receive an honest assessment of what can be restored, what needs replacing, and an estimate of likely repair costs—giving you confidence to negotiate before you buy.

Who Needs This Service?

Homebuyers – buying a period property and want to know the true condition of the windows before you exchange contracts.

Sellers – want to demonstrate transparency and avoid last-minute negotiations falling through.

Estate agents – looking to provide added value to clients buying period homes.

Solicitors & conveyancers – advising clients who need specialist reports for listed building purchases.

How Much Does a Pre-Purchase Sash Window Survey Cost?

While costs vary depending on the size and complexity of the property, a specialist sash window condition report typically starts from around £400. For a full Level 3 Building Survey with detailed sash window assessment, expect £600–£1,500+.

Compare that to the cost of replacing a full set of timber sash windows—£5,000–£10,000 for softwood or £10,000–£22,000 for hardwood for a typical Victorian terrace. A £500 survey that uncovers £8,000 of hidden rot is the cheapest insurance you'll ever buy.
