ARDMORE | CO. WATERFORD

A sensitive restoration and contemporary extension of a traditional cottage within the historic village of Ardmore.

The original cottage, a protected structure in a prominent village streetscape, was retained and carefully restored, with the removal of a later mass-concrete addition from the 1920s making way for a new contemporary extension.

The reconfigured cottage accommodates three bedrooms, each with an ensuite, while the new extension creates generous open-plan kitchen, dining and living spaces beneath a vaulted ceiling.

Responding to the sloping site, the design creates a series of connected levels, with a sheltered patio and elevated views towards Ardmore's historic Round Tower and terraced gardens.

A restrained palette of render, natural slate and contrasting plaster detailing brings together the old and new, respecting the character of the original cottage while introducing a contemporary architectural language.

Completed floor area: 167 sq.m / 1,800 sq.ft, including 70 sq.m of the original cottage.

BALLINCLAMPER HOUSE | DUNGARVAN

A thoughtful transformation of an existing bungalow into a contemporary home, combining retained character with modern architectural design.

The original 109 sq.m bungalow was carefully replanned to accommodate four bedrooms and bathroom / en-suite facilities, while a new 152 sq.m extension introduces generous open-plan kitchen, dining and living spaces.

Designed to embrace the south-facing garden, the extension features a distinctive cranked façade, high ceilings and a monopitch roof that extends beyond the building to create a generous sheltered terrace.

An angled entrance hall and glazed lobby form a light-filled connection between old and new, opening onto a secluded courtyard patio that links seamlessly with the south-facing terrace.

The result is a considered balance of space, light and landscape — transforming an existing dwelling into a contemporary home designed around modern living.

Cliff Beach House | Ardmore, Co. Waterford

A challenging coastal site. A distinctive architectural response.

Perched above Ardmore Bay, Cliff Beach House transforms a former nunnery site into a striking six-bedroom luxury residence, carefully designed to respond to the dramatic coastal landscape and challenging topography.

The split-level design places open-plan living and social spaces on the upper floor, with bedrooms, a gym and private terraces nestled into the cliffside below. External courtyards, glazed lightwells and expansive north-facing openings connect the interiors with the spectacular views across Ardmore Bay.

A contemporary interpretation of traditional local forms, the house balances privacy along the road frontage with openness towards the sea.

Following the original planning permission granted in 2014, EPCA were appointed in 2015 to develop the revised design through further planning stages, detailed design and siteworks.

Breathing New Life into History | Waterford Greenway, Kilmacthomas

From a vacant 1840s Workhouse to a thriving destination along the Waterford Greenway.

EPCA was initially appointed to transform a small former Coach House into a coffee shop serving walkers and cyclists. As demand grew, so did the vision for the project.

Through several phases of development, the historic complex was transformed to include a café, restaurant, kitchen, outdoor dining areas and a striking double-height dining and event space.

As a protected structure, preserving the building's original character was central to the design. Contemporary industrial-style features were carefully introduced, creating a balance between historic architecture and modern functionality.

Today, the development has become a popular destination for locals and visitors, contributing to the regeneration of Kilmacthomas and the success of the Waterford Greenway.

Ardmore, Waterford

A place shaped by generations of family memories, carefully reimagined for the next.

The transformation of this former cottage and farmyard was guided by a simple ambition — to create a home for family and friends while retaining the character, warmth and rustic nature of the original setting.

The existing cottage was extended to create a generous kitchen, dining and living space, while the former farmyard buildings were replaced with a new guest dwelling.

Old and new sit alongside one another, connected through material, proportion and detail.

For now, a glimpse inside.

LIGHTHOUSE ROAD HOUSE | ROCHES POINT, CO. CORK

We’re delighted to share the completed Lighthouse Road House, a contemporary dwelling set on a prominent site overlooking Cork Harbour.

The design takes its reference from the agricultural buildings that previously stood on the site, reinterpreting their forms and character through a contemporary architectural approach.

The 250 sq.m / 2,700 sq.ft dwelling was designed with flexibility in mind, allowing the house to function as a single family home while also providing the option for separate accommodation for guests and extended family.

The intersecting forms are arranged around a shared central hall and stairwell, creating distinct areas of living and bedroom accommodation while maintaining a strong connection between the spaces.

A distinctive palette of copper-coloured roofing, shiplap cladding, zinc standing seam features and white render references the agricultural character of the original buildings while giving the new dwelling a contemporary identity.

Carefully positioned windows and principal rooms take advantage of the panoramic views across Cork Harbour and Roches Point, bringing the surrounding landscape into the home.

From the original site to the completed dwelling — this is Lighthouse Road House.

St. Augustine’s College, Dungarvan, Waterford

A transformative redevelopment project breathing new life into a former boarding school wing that had remained unused for over 20 years. Originally designed in the late 1960s around a central quadrangle, the project reimagined approximately 1,250sq.m of space into a vibrant modern learning environment for students and staff.

The redevelopment was completed over two phases and introduced a range of specialist teaching facilities including Music, Home Economics, Textiles, Art, Technical Graphics and Multi-Media rooms, alongside new general classrooms and upgraded student and staff facilities.

A new zinc-clad lift block with a glazed lift car was carefully integrated into the quadrangle to improve accessibility while preserving important visual connections through the heart of the school.

The project also revitalised the once closed-off central courtyard with new paving and walkways, restoring the quadrangle as a key social and gathering space for the school community once again.
