SEISMIC REHABILITATION & RETROFITTING OF EXISTING TALL RC STRUCTURES 🏢⚠️
A tall reinforced-concrete building may look perfectly healthy—and still possess significant seismic vulnerabilities.
This is why seismic rehabilitation is not simply about adding concrete, steel or reinforcement.
It begins with understanding how the existing building actually behaves.
🔎 WHERE DO THE RISKS LIE?
Existing tall RC structures may suffer from:
• Soft/weak storeys
• Inadequate ductility and confinement
• Weak beam-column joints
• Vertical and horizontal irregularities
• Torsional response
• P-Δ effects
• Discontinuous load paths
• Deteriorated concrete and reinforcement
• Inadequate foundations
• Modifications made during the building's service life
🏗️ THE RIGHT RETROFIT STRATEGY
There is no universal retrofit solution.
Depending on the structural deficiency and required performance, solutions may include:
🔹 RC or steel jacketing
🔹 FRP strengthening
🔹 New RC shear walls
🔹 Steel bracing systems
🔹 Supplemental damping
🔹 Foundation strengthening
🔹 In selected cases, base isolation
The objective should not simply be to make individual members stronger.
The objective is to improve the performance of the entire structural system.
📐 PERFORMANCE-BASED ENGINEERING
For complex and tall structures, seismic assessment may require more than conventional elastic analysis.
Depending upon the building and performance objective, engineers may consider:
• Nonlinear static analysis
• Pushover analysis
• Nonlinear dynamic analysis
• Response-history analysis
• P-Δ and higher-mode effects
• Foundation–structure interaction
👷 THE MOST IMPORTANT PRINCIPLE
DIAGNOSE BEFORE YOU STRENGTHEN.
A technically sophisticated retrofit can still fail as a project if the existing structure has been incorrectly understood—or if the proposed intervention cannot be safely constructed in an occupied building.
Therefore, successful rehabilitation requires the integration of:
Structural Engineering + Seismic Engineering + Investigation + Architecture + Constructability + Project Management.
The ultimate objective is simple:
BUILDINGS THAT ARE SAFER, MORE RESILIENT & BETTER UNDERSTOOD.
