Number 3 indeed. 👀
Are you excited to start building?
But even if the contractor is ready, there are things that the homeowner needs to finalize before the construction can proceed.
1. IMPORTANT DECISIONS ARE NOT FINAL YET
Paint color, tiles, cabinets, doors, fixtures, appliances—
You don't need to choose everything all at once.
But decisions that affect measurements, materials, costing, or actual construction are better finalized before they are needed on site.
Because if you wait for a decision before proceeding with a work...
the schedule is also waiting.
2. SUDDEN DESIGN CHANGES WHILE THE CONSTRUCTION IS ONGOING
“Can we just move it here?”
“Can we add a window?”
“Can we enlarge the room?”
Changes are possible.
But if the construction is ongoing, even a small change can affect other connected works, materials, timeline, and budget.
So if you want to make changes, it's better to say so while planning.
3. THE HOMEOWNER IS NOT READY FOR THE THINGS THAT NEED TO BE APPROVED
This is often overlooked.
There are stages in construction that require timely confirmation or approval from the homeowner.
If the decision-maker is not available, the response is delayed, or an important item takes a long time to approve...
the next step can be delayed.
It's not because the contractor is not working—
but because there are decisions that need to be made.
So if you're building a house, the contractor is not the only one who needs to be ready.
You also need to be ready for the decisions you need to make along the way.
A more organized project is when everything is clear:
What is the final?
What do you need to approve?
And when is it needed?
