As residential density becomes an increasingly important consideration, bi-familial housing offers an interesting approach to making more efficient use of available land while preserving privacy and quality of life.

Our Senningerberg project explores this potential by bringing two independent homes together within a single architectural volume. Each residence maintains its own identity and autonomy, demonstrating how a shared architectural approach can preserve the sense of exclusivity, comfort and refinement associated with individual residences.

The project highlights how residential densification can be achieved through thoughtful architectural design, balancing efficient land use with privacy and a high standard of living.

Meet the team — Soroush Najarsaleh — Architect

Originally from Iran, Soroush pursued his architectural studies in Luxembourg and has been part of Saharchitects for two years.

For Soroush, architecture begins with curiosity. It means questioning what already exists, exploring possibilities and paying attention to what often remains unseen, while embracing the responsibility and uncertainty that come with shaping spaces.

His approach has been influenced by two Master’s degrees with contrasting perspectives on architecture: one focused on technology, innovation and the future, while the other shaped his understanding of creativity, originality, attentiveness and care.

He sees architecture as a reflection of how we observe and engage with the world around us. For him, a successful project should leave room for discovery and spark the same curiosity that drives the design process itself.

Living in Luxembourg with his girlfriend, Soroush enjoys sketching, painting and observing the world around him, as well as spending his weekends happily going down rabbit holes of newly discovered ideas and books.

Bettembourg, Luxembourg
4 residences, 18 units
Living area 2.500 m²

Renovation works continue at our Bettembourg project, with a focus on the exterior staircases and circulation areas.

The staircase design includes a discreet handrail, with integrated LED lighting currently under development to combine functionality, safety and architectural detail.

Meanwhile, other works are progressing across the buildings, including façade insulation, preparations for zinc cladding and upgrades to ventilation systems.

Every year, we take a day away from our usual routine to spend time together as a team, reflect on the year and share experiences outside the office.

This year, we started with a visit to our construction site in Bettembourg, followed by lunch together and a second site visit in Limpertsberg.

We ended the day at LUCA with a guided tour of the Luxembourg Architecture Award 2026 exhibition, discovering a selection of architectural projects and different approaches to design.

A day to exchange ideas, learn from each other and enjoy some time together outside our usual working environment.

Two independent residences coexist within a single architectural project, each designed around different ways of living.

One residence opens onto a private terrace and garden, while the second accommodates a co-living apartment with three bedrooms, each with its own bathroom.

A split-level layout and central staircase organise the transition between private rooms and shared living spaces, which extend towards a landscaped terrace.

Independent entrances, carefully positioned outdoor spaces and greenery help preserve privacy while allowing individual and communal living to coexist.

Planned 2027

A few months after our first construction update, the project has moved well beyond the groundwork and the building is gradually taking shape in the heart of Esch-sur-Alzette.

The concrete structure is progressing, bringing the scale and spatial organisation of the project into view. At this stage, close coordination between architecture, project manager, structure and building services is essential, particularly as the concrete ceilings will remain exposed in the finished spaces. This means that technical elements need to be carefully positioned before each concrete pour.

The current works bring together reinforcement, technical installations and detailed checks on site before the next concrete pour, another step in turning the project from plans into built space.

From an empty site to a building taking shape — AFTER continues to move forward.

For this year’s Journées de l’Architecture Luxembourgeoise we opened the doors of our studio in Mersch and invited visitors to discover a project we experience every day: our own office.

Originally built as a house, the building was transformed into our architectural studio, which visitors were invited to discover and experience. For one afternoon, the place we usually work in became the project itself.

Thank you to everyone who joined us, explored the studio and took the time to exchange with our team. A special thank you to Journées de l'Architecture Luxembourgeoise and LUCA - Luxembourg Center for Architecture a for all their work, coordination and support.

Colour can do more than define the atmosphere of a space. In a daycare, it can also become part of the way the building is organised and understood.

In this project in Helmsange, the children are divided into rooms according to their age groups, from the youngest children through to ages 3–4. Each room is identified through a different floor colour, creating a direct visual distinction between the spaces.

The flooring therefore works both as a surface for everyday use and as part of the spatial orientation of the building.

A simple design decision can make the organisation of the daycare more legible while giving each age group its own identifiable space.

Biophilic design looks at how the built environment can maintain a closer relationship with nature. It goes beyond simply adding plants to a space.

Natural light, views to the outdoors, vegetation, materials and textures can all contribute to this connection and influence how a space is perceived and experienced.

For us, the interest lies in considering these elements as part of the architecture from the beginning. The relationship between interior and exterior, the choice of materials and the presence of natural elements can become part of a coherent spatial experience.

A design approach that connects architecture, nature and everyday wellbeing.
