More Space Without Moving: A Two-Storey Extension in Bussum

An extension can give you more square metres.

That doesn’t automatically give you a better home.

For this 1920s house in Bussum, the project included a substantial two-storey extension alongside a wider renovation of the existing property.

And that distinction matters.

When new space is simply attached to an old house, the result can feel exactly like that: an old part and a new part connected by a doorway.

A successful extension has to solve much more.

How does movement through the ground floor change?
Where does daylight reach now?
How does the new volume connect to the garden?
What happens to heating, electrical systems and other installations?
And how do you make two periods of construction feel like one home?

For this project, those questions were considered together.

The house was renovated and prepared for all-electric heating, while the new two-storey volume created additional living space. Outside, the garden was completely redesigned as part of the same project.

CBS Renovation managed the process from drawings through construction and landscaping.

Because sometimes the smartest way to get the home you need is not to leave the one you already have.

It is to make it work differently.

Combining Roof Insulation and Heat Recovery Ventilation

Roof insulation and heat recovery ventilation work best when they are planned together. A well-insulated roof reduces heat loss, but it also makes the home more airtight. That means the house needs controlled ventilation to stay healthy, comfortable and free from excess moisture.

In older homes, air often escapes through gaps in the roof. Once those gaps are sealed, indoor moisture from cooking, showering and daily living can build up unless fresh air is supplied in a controlled way. Heat recovery ventilation helps by bringing in filtered outdoor air while recovering warmth from the outgoing air stream. That supports energy efficiency and keeps indoor air quality steady throughout the year.

The roof and ventilation system must be designed as one project. Ducts, airtight detailing, insulation placement and condensation protection all affect each other. If the loft contains ventilation equipment, insulation and duct routes must be planned early so the system works properly and remains easy to maintain.

This approach is especially relevant during roof renovations, dormer projects and extensions, when the roof structure is already open and the work can be coordinated efficiently. A good result depends on proper detailing, careful installation and balancing the system after completion.

For renovation projects in the Netherlands, combining roof insulation with heat recovery ventilation is a practical way to improve comfort, indoor air quality and overall building performance.

VAT Relief on Renovation Labour in the Netherlands

If you are planning a renovation or repair for a home in the Netherlands that is more than two years old, the reduced VAT rate can make a major difference to your budget. The 9% rate applies to renovation labour when the project meets the conditions set by the government. It does not apply automatically to every part of the job.

The reduced rate is usually linked to labour, while materials, design fees and certain types of work may follow different rules. For this reason, an itemised quote is essential. It helps you see which parts of the project are taxed at 9% and which fall under the standard rate.

The 9% rate generally applies when the property is mainly used as a home, is older than two years, and the work qualifies as renovation or repair. In mixed projects, such as an extension combined with renovation work, each part should be clearly identified so the correct VAT treatment can be applied.

For private homeowners, this can have a significant impact on the total project budget. The share of labour in the project often determines how much of the overall cost benefits from the reduced rate. That is why clear planning from the first quote is so important.

To protect your budget:
Confirm the age and use of the property
Ask for a quote that separates labour, materials and other costs
Request written confirmation of the VAT rate for each part of the project
Agree in advance who supplies the materials
Keep contracts and invoices for your records

🌡️ Your House Is Warm. So Why Does It Still Feel Cold?

The thermostat says 21°C.

You’re still reaching for a sweater.

It sounds contradictory, but comfort inside a home is not determined by air temperature alone.

You can heat a room to 21°C and still feel uncomfortable if the surfaces around you are cold. Older glazing, poorly insulated external walls or an uninsulated floor can remain significantly colder than the indoor air — and your body exchanges heat with those surfaces.

Then there is air movement.

Small leaks around windows, doors, roof connections or floor edges can create draughts that make a room feel colder even when the heating is working perfectly well.

And there is another factor that is easy to overlook: humidity and ventilation.

Once an older home is insulated and made more airtight, the way moisture and fresh air move through the building changes. Improving insulation without thinking about ventilation can simply replace one comfort problem with another.

That is why “the house feels cold” does not automatically mean:

add more insulation.

It means finding out where heat is being lost, where cold surfaces occur, how airtight the building is and how heating and ventilation work together.

Sometimes the biggest improvement comes from the roof.
Sometimes from glazing.
Sometimes from the floor.
And sometimes several smaller weaknesses are responsible for the discomfort you feel every winter.

The right renovation starts with the building, not with the product.

If your home is difficult to keep comfortable, CBS Renovation can assess the bigger picture and help determine which improvements actually make sense.

A complete renovation is rarely complicated because of one particularly difficult job.

It becomes complicated because everything depends on something else.

The kitchen layout affects electrical and plumbing points.
Underfloor heating affects floor build-up and finishes.
New glazing changes insulation and ventilation requirements.
Moving a wall can affect structure, installations, lighting and the way the entire floor plan works.

Now multiply that by architects, engineers, installers, suppliers and different trades arriving at different stages of the project.

This is where coordination becomes part of the construction itself.

At CBS Renovation, we can manage a project from the early plans through construction, technical installations and finishing. Not because having fewer phone numbers is the goal — but because decisions are better when the people responsible for different stages are working from the same plan.

Problems can be identified earlier.
Technical choices can be made in the right order.
And details are less likely to fall into the gaps between “our part” and “their part”.

For the homeowner, that means something valuable:

one project instead of a collection of separate jobs.

Renovating a house from 1914 creates an interesting contradiction.

You want the comfort of a modern home.
But you don’t want it to stop feeling like a house from 1914.

For this renovation in Laren, that balance shaped the project.

Original windows and timber elements were restored rather than simply replaced. At the same time, HR++ glazing, insulation and underfloor heating were introduced to significantly improve everyday comfort and energy performance. The bathroom and other parts of the interior were renovated as part of the transformation.

In an older property, these decisions are closely connected.

Better glazing changes heat loss. Insulation changes the way the building retains heat and moisture. New heating systems have to work with the existing construction. And every technical intervention has to respect details that may have survived for more than a century.

That is why renovating a characteristic home is rarely about making everything new.

It is about understanding what should be preserved, what can be improved and where modern technology can do its job quietly in the background.

The result is not a 1914 house pretending to be new.

It is a 1914 house that works for life today.

CBS Renovation works on characteristic homes and residential renovations in Laren, Eemnes, Hilversum, Bussum and Naarden.

Planning a renovation where the original character matters just as much as modern comfort? Let’s discuss the possibilities.

Stucco or Microcement – Which Wall Finish Fits Your Renovation?

Stucco and microcement can both create a smooth, seamless wall finish, but they serve different spaces and different performance needs. The best choice depends on moisture, wall condition and the look you want to achieve.

Gypsum stucco is a breathable interior plaster that suits dry living spaces such as bedrooms, hallways and living rooms. It levels uneven walls well and provides a clean base for paint. Microcement is a thin cement based coating that is sealed after application, making it suitable for bathrooms, shower areas, kitchen walls and other spaces where water resistance matters.

Microcement is typically applied in several thin layers over a prepared surface. Because it is only a few millimetres thick, the wall beneath must already be sound, flat and free from damp or movement. If the substrate is weak or damaged, those issues may show through the finish. Stucco is often the better first step when a wall needs levelling before a decorative top layer is added.

Appearance is another key difference. Stucco usually gives a calmer, more uniform result. Microcement creates a hand finished look with subtle tonal movement and a modern mineral feel. It is ideal when you want a joint free surface with character, especially in renovation projects where bathrooms and living areas are being upgraded in the same plan.

For a successful result, it is important to assess the wall first, choose materials based on room conditions, and schedule the work in the right sequence with plumbing, electrics and tiling. That is why wall finishing works best as part of a broader renovation plan rather than as an isolated task.

Thinking about a bathroom, extension or whole home renovation? The right wall finish can shape both the look and the long term performance of the space.

Built in 1905. Energy label G.

The goal wasn’t simply to make this Bussum home look new. It was to make a 120-year-old house perform like a modern one — while preserving the character that made it worth renovating in the first place.

The transformation included insulation and HR++ glazing to improve the building envelope, together with solar panels, a heat pump and underfloor heating.

Inside, the house was comprehensively renovated to create a comfortable contemporary home.

The result?

Energy label A+++ — from G.

Projects like this show what a complete renovation can achieve when energy performance, technical systems and interior work are planned together rather than treated as separate upgrades.

And for an older house, that matters. The best sustainable renovation isn’t about adding as much technology as possible. It’s about finding the right combination for the building.

🏠 Do You Really Need an Extension — or Just a Better Layout?

“We need more space.”

It’s one of the most common reasons homeowners start thinking about an extension.

But before adding 20 or 30 square metres, there’s a better question to ask:

Do you need more space — or do you need the space you already have to work better?

A dark dining room nobody uses.
A separate kitchen taking up prime space.
A hallway that eats several square metres.
Too many small rooms.
Poor connection between the house and garden.

Sometimes changing the layout can solve surprisingly big problems without making the house bigger at all.

In other cases, an extension really is the right answer — especially when it creates something the existing footprint simply cannot provide: a generous kitchen-living area, an extra bedroom, a home office or a better connection to the garden.

And sometimes the smartest solution is both: reorganise the existing house first, then add only the space you actually need.

That decision is worth making before drawings become plans and plans become construction.

Because the goal isn’t the biggest possible house.

It’s a house where the square metres finally make sense.

Not sure whether your home needs an extension, a new layout or a combination of both? We can look at the possibilities with you.

⭐ Someone really designed a town like this.

From street level, Naarden feels like a beautiful historic Dutch town.

Then you see it from above.

Six bastions. Double walls. Double moats. An entire town shaped by one very practical question: how do we make this place incredibly difficult to attack?

Much of the fortification we recognise today took shape in the late 17th century, when Naarden became an important part of the Dutch defensive system. Centuries later, the military purpose has disappeared — but the geometry is still remarkably intact.

And perhaps that is what makes the view so satisfying.

Every line had a reason.
Every angle had a job.
Form followed function long before anyone made it a design slogan.

We spend most of our time thinking about individual homes.

Sometimes it’s worth zooming out.

📍 Naarden, North Holland

What’s a place near you that looks completely different from above?
