134 homes, one big idea: "communities within communities." Whitby Lakes.
We reworked the master plan around the lake, the shops next door, and the kind of everyday connection that makes a village actually feel like one.

Good architecture doesn't just house people, it brings them together.

Retirement living, beachside-resort style. Inspired by Florida's iconic Seaside community, Palm Grove's 76 apartments swap the usual retirement-village look for gable roofs, board-and-batten cladding, and breezy coastal pastels.
Because getting older shouldn't mean giving up good design.

Retirement village design carries a heavier compliance load than almost any other residential typology - accessibility, fire and evacuation for less-mobile residents, care-level building standards where aged care is co-located, and the Retirement Villages Act's own disclosure and contract requirements sitting alongside the Building Code.

It's easy for that weight to flatten a design into something purely functional. On our village projects, the discipline is to treat the compliance requirements as the starting constraints, not the finishing point. At Wainuiomata, the steel-frame earthquake strengthening became a visible design feature (exposed cross-bracing, clear plywood cladding) rather than something hidden behind a lining. Good compliance-led design shouldn't read as compliance-led.

Completed in 2023 for the Masonic Villages Trust, Wainuiomata Retirement Village was designed around one idea: the village should function as an anchor within its community, not a compound set apart from it.

The amenity building splits into three zones, a high-ceilinged entertainment space with expansive glazing, a quieter lounge and library opening onto a north-facing conservatory, and a central service spine holding administration, kitchen and bathrooms.

Villas are oriented for sun and privacy while still encouraging everyday contact between residents. It's a good example of what “designing for independence” looks like in practice, not a single feature, but a series of small decisions about sightlines, orientation and shared space.

Designed by Pacific Environments, The Botanic is shaping up to be one of NZ's largest retirement communities. An 8-hectare site set to be home to over 700 residents, with 80 villas and 383 apartments for independent living, plus a 40-bed aged care home.

At the heart of it all: a resort-style community hub. The Clubhouse brings versatile dining and entertainment spaces, while the Pool House delivers a full wellness suite complete with 20m pool, gym, spa, sauna and steam room.

And the Nikau apartments: 32 units across 4 floors, a mix of 1, 2 and 3 bedroom homes, built for longevity with a design that balances privacy, shelter and light-filled arrival spaces

Two of our retirement village projects sit at opposite ends of the same brief.

At Wainuiomata, for the Masonic Villages Trust, a charitable, values-led operator, the priority was connection: the village sits between a park, a school and a shopping centre, and the community hub was placed right at the entry, with a clocktower marking it as a genuine local landmark rather than a gated amenity.

At The Botanic in Silverdale, while the brief was still about connection, they leaned further into resort-style independent living: a 20-metre pool, spa, gym and a clubhouse designed to draw residents together simply by being visible from most of the village.

Neither approach is “right.” They reflect genuinely different operator models and resident expectations. The design tension is this: dignity and independence don't have one architectural answer, they depend on who the village is actually for, and a good brief interrogates that before a single wall goes up.

Every project starts with a conversation around the brief. If you are in the early-thinking stage of your project, come talk to us - Pacific Environments NZ Ltd

New Zealand's retirement village sector has roughly doubled in unit numbers over the past decade, according to Jones Lang LaSalle’s (JLL) 2025 whitepaper. And it suggests that we still need more retirement units, with population forecasts to keep growing through to 2048.

For anyone designing in this space, that's not an abstract growth chart, it's a pipeline of real projects, real sites, and real pressure to get the model right the first time, because there's no slack in the system to absorb a design that doesn't work for residents or operators.

Not every school project is just about the building. Macleans College's Science & Technology Blocks are, on paper, a master planning and interiors job. In practice, the brief was about what happens inside them, how a science block supports the kind of hands-on, lab-based learning that a lecture room can't.

The layout was designed around the technician's actual workflow. Experiments are prepared in the prep room, then delivered by trolley to the resource rooms adjacent to each lab, or out to the wider campus, timed to class timetables so that potentially hazardous equipment isn't moving through the school while students are also moving between classes.

Connecting doors between the labs and resource rooms mean teachers can access experiments exactly when they're needed, with a dedicated place to store them when they're not.

It's the kind of decision that never shows up in a photo, but shapes how safely and smoothly a science department runs, every day, for years.
