Arrowtown, we’re officially here.

MDS Design is now working across the Queenstown Lakes district, with Mark Wilson, now based locally in Arrowtown.

For over two decades we’ve designed premium, architecturally considered homes around New Zealand from our North Shore office. Now we’re bringing that same approach to one of New Zealand’s most extraordinary landscapes. Homes that sit naturally in their setting, built from materials that belong here, and designed to be enjoyed through every season.

Whether you’re planning a new build or renovation in Arrowtown, Queenstown, Wānaka, Cromwell or anywhere in between, we’d love to hear about your project.

Good design isn't measured in square metres.

This two-bedroom home is just 70m², and it's designed to sit within New Zealand's granny flat rules. It's a compact footprint, but it still has the qualities we care about on every project. Generous glazing, easy indoor-outdoor flow, warm natural materials and a covered terrace made for all day outdoor entertaining.

Small homes ask more of a designer, not less. Every metre has to earn its place, and every view has to be considered.

Thinking about a smaller home or minor dwelling for family, guests or the next chapter? We'd love to help you make the most of your space.

Okura. Resort living, grounded in the countryside.

Our client wanted a home with the ease and warmth of a tropical resort that still sits naturally in the rural Okura landscape.

The architecture stays restrained. Off white plaster, dark standing-seam roofs and long single-level wings that sit low against the land. The landscaping brings the resort feel. Palms and olives frame the entry court, and at the rear, terraced gardens step down to the pool and a covered outdoor living area.

As evening falls, the home comes alive with warm, layered light. It's private and relaxed, and it's made for long summer days.

Plans are complete and the project is ready to build.

Castor Bay is starting to show its hand.

The steel is up, the top mid-floor is in, and for the first time we can stand where the living spaces and bedrooms will be and see exactly what the clients will wake up to. Rangitoto framed dead centre through the portal. The beach and the reserve sweeping away to the right. Auckland's skyline sitting quietly on the horizon.

We design for these moments on paper, but the reality is beyond expectations.

Concrete, block and steel doing the heavy lifting on a tight coastal site like this takes a builder who knows what they're doing. Huge credit to the team at Richard Davidson Builders, who are making a demanding build look effortless. A pleasure working alongside them.

Plenty more to come from this one.

Coatesville Renovation Part four. Outside.

Every Kiwi house needs a spot for the long evenings, and the Coatesville job's getting a good one. A proper outdoor room under an off-black steel louvre roof, big enough for the whole family. Full outdoor kitchen down one side with the BBQ built in, a long timber table for ten, and at the far end, a wood-burning fire with the logs stacked either side — so the season doesn't finish when the sun does.

The Pool is just beyond the hedge. Lounge seating out the other side. Basically nobody's going back inside till it's properly dark.

That's the whole house covered. Big thanks to the crew at for bringing it to life — we'll keep you posted as construction continues.

Coatesville Renovation Part three. The bathrooms.

The main ensuite is the everyday one, so we've kept it calm. Walk-in shower, finger tile with a strip of light washing down it, oak vanity, two backlit mirrors so nobody's fighting for the basin at 7am. Brushed brass throughout. Nothing flashy, just nice to be in.

The powder room's where we've had a bit of fun. Curved wall of glossy sage-green tile, a slab of marble floating off it, lit from above and below. Smallest room in the house, so that's the one you can go a bit wild in.

Calm where you live, a bit of theatre where you can get away with it. Network Buildersrew at

The room that wasn't there.

Part two of the Coatesville makeover — the attic, two floors above the main living area, turned from a dusty roof space into a lounge, bar and office the whole family will be fighting over. Same warmth as downstairs, but room to party.

Coatesville, reimagined.

A full makeover for a family home that deserved more than a refresh. We've reworked the whole house around light and flow — a sweeping timber stair with fine black balustrading, arched steel-framed glazing that draws the eye from entry to living, and a kitchen anchored by a fluted-timber-and-stone island built for gathering.

Warm plaster walls, herringbone timber floors and a restrained palette let the architecture do the talking.

We're proud to be delivering this one alongside the team at , whose craftsmanship matches the ambition of the design. Watch this space as it comes out of the ground.

Another one ready to go.
Consent has been granted for this new four-bedroom, 270m² residence at Jacks Point we have been busy working on.

Takapuna — nearly there.

Our Takapuna project is entering the final stretch, and the vision is coming together beautifully. Crisp architectural forms, warm timber detailing and expansive glazing give this home a striking contemporary presence, with generous indoor-outdoor connections designed for effortless everyday living.

The team at Richard Davidson Builders are doing a fantastic job.

With the final finishes and landscaping now taking shape, we can’t wait to share the completed result.
