When an ageing timber deck starts splitting and cracking, replacing a couple of individual boards can seem like the obvious solution.⁣

One of the most common causes of failed waterproofed decks we inspect at DBS Construction is something the homeowner can’t even see.⁣
⁣
The tiles have been installed directly over the waterproofing membrane beneath them.⁣
⁣
𝟵𝟬% 𝗢𝗙 𝗙𝗔𝗜𝗟𝗘𝗗 𝗗𝗘𝗖𝗞𝗦⁣
In fact, we estimate this type of installation is present in around 90% of the failed decks DBS inspects.⁣
⁣
Here’s what can happen.⁣
⁣
Over time, movement in the tiled surface can cause grout lines to crack — and sometimes the tiles themselves crack.⁣
⁣
It might look insignificant from above.⁣
⁣
But once water pe*****tes through that crack and gets underneath the tile, it can become trapped between the underside of the tiles and the waterproofing membrane.⁣
⁣
There’s nowhere for it to easily escape.⁣
⁣
Eventually, moisture can find a weakness or failure in the waterproofing system and make its way into the deck structure, timber framing and ceiling cavity below.⁣

And that’s when the homeowner starts seeing the symptoms:⁣

One of the problems we regularly identify with waterproofed decks that are built over living spaces and garages is water getting beneath the tiled surface💧⁣
⁣
It can start with something as innocent as a cracked grout line.⁣
⁣
Movement in the tiles can cause grout and joints to crack, allowing water to pe*****te through the tiled surface and into the substrate below.⁣
⁣
And once water gets underneath those tiles, it can become trapped between the tiled surface and the waterproofing system. 💧⁣

Eventually, that water finds a way through.💧⁣
