About $30K does not stretch far in a condo, so we chose carefully where it would show.

The couple who live here are young, with a simple brief and a style they already liked, modern contemporary. Instead of spreading the budget thin across every room, we put it into a handful of features that change how the home feels, from the way the kitchen faces the living area to the way the ceiling softens the room.

The layout did not change at all. The home feels different because of where we placed the details.

Most of this 3-bedroom condo in Bukit Batok is held together by one design line.

It runs along the TV cabinet and carries through the cabinet lines above and below it. The ceiling picks up the same softness with a wavy LED curve across the living area, and the curve returns in the master bedroom through a curved bed head.

The couple wanted modern contemporary and we wanted it to feel warm once you walk in, all on a budget of about $30K.

Walk through the kitchen and the courtyard is already waiting at the far end.

We set out to bring the outside indoors for the homeowner, and the garden at the end of the kitchen is where that shows most.

An indoor garden looks effortless in photos. In this townhouse it runs on daily care.

Our designer says it is doable without constant upkeep, but daily maintenance is what makes the space shine. The owner does exactly that, which is why the garden looks the way it does.

If you want nature and sunlight indoors, the upkeep comes with it. Not every homeowner is willing to give that much time, and it is worth knowing before you ask for one.

The guest room in this townhouse has a bed that is not there most of the time.

We built it as a concealed Murphy bed and connected the room to the youngest child's room. When no guest is staying, the two spaces open up into one larger play area.

The same thinking runs through the rest of the home. Feature walls separate the storage so the rooms look less cluttered, and the balcony fits a twelve-seater table because the owner wanted a barbecue area for guests.

The airwell is usually the least loved space in a condo townhouse. It gets a clothes rack and a closed door.

At this four-storey home by Absolook, the owner loves plants and fish, so the brief went in a different direction. The laundry moved into its own utility room, and the airwell became an indoor garden with real trees and a fish pond.

Nature leads every material choice in the rest of the house too, from real oak floors to natural stone.

The space most homes waste ended up as the centre of this one.
