A spare-room update: the suitcases have settled in nicely. The study is still waiting for its first day. 😅

Maybe it was meant to be a guest room. Maybe a work-from-home corner. Then the rest of the renovation took priority, and “phase two” quietly became its full-time job.

Fair enough. Everything doesn’t have to happen at once.

But if you’re planning work elsewhere in the flat, it’s worth letting your ID or contractor in on what this room might become. A room for weekday calls and occasional overnight guests has a different brief from a room just for storage.

Two questions make that chat easier:
• What do we want to do in this room later?
• Does any of that affect the work we’re planning now?

You can leave the timing open while still talking through the possibilities. No need to appoint the air-fryer box permanent room manager.

What job was your spare room meant to have? Tell us in the comments. 👇

One more kitchen link. One more “shall we just decide?” 😅

Maybe you've got 47 tabs open and three different ideas for the same corner. Meanwhile, someone else in the group chat is ready to choose the tiles.

Both of you want a home you'll enjoy living in. You're just arriving at the decisions differently.

And somewhere between the mood boards, that very ordinary kitchen problem is still waiting: making breakfast without squeezing past each other.

If the chat keeps going in circles, maybe the next conversation can be smaller. Just one room.

Three things to put in the same note:

• What would we like to feel easier here? Cooking, getting ready, finding somewhere to put the everyday stuff.
• What can stay? A piece of furniture, a fitting, something that already works for us.
• What still needs checking? Measurements, the condition of what's there, or whether an idea is workable.

Then the next photo has a job: does it help with what we actually need from this room?

The rest of the home can have its turn. Tonight, the kitchen has a starting point.

Your bedroom looks peaceful.
Then someone turns on the TV. 😅

It’s funny how much time we spend thinking about tiles, carpentry, lighting and colours during a renovation, but rarely talk about what we actually want the home to sound like.

Maybe it’s TV dialogue coming through the bedroom wall.
Traffic from outside.
Footsteps from the unit above.
Or just wanting a quieter corner for work calls or a child’s nap.

And that’s where the conversation probably needs to start.

Not with “Can you soundproof this wall?”, but more with:

“This is the sound that bothers me. This is where I hear it. And this is when it matters most.”

Because sound doesn’t always travel where we think it does. Sometimes it’s the wall. Sometimes it’s gaps, doors, ceilings or another path altogether.

So before jumping straight into a treatment, it helps to understand what’s actually causing the problem and what kind of improvement is realistic for the home.

A good renovation brief isn’t only about how you want your home to look.
It’s also about how you want it to feel when you’re actually living in it.

Save this if a quieter home is somewhere on your renovation wish list.

You’ve compared the quotations, adjusted the budget, gone through the drawings...
Everything finally looks settled.
Then you notice two small words beside one of the items:
“SUPPLY ONLY.”
Easy to overlook. But those two words can make quite a difference to what you eventually pay.
“Supply only” usually means the contractor is pricing the item itself. Installation may be separate.
For something like a tap, light, ceiling fan, sanitary fitting or appliance, there can still be labour, wiring, piping, connectors, mounting, testing or other installation work required.
And this is where misunderstandings often begin.
Before signing your renovation quotation, don’t just ask:
“How much is this item?”
Ask:
• Is installation included?
• What labour or fittings are excluded?
• Will I need to engage someone else to install it?
• What is the actual final cost once installed and working?
Most importantly, get the clarification written into the quotation.
Because halfway through a renovation is not when you want to discover that something you thought was included... wasn’t.
A good renovation quote shouldn’t leave you guessing.
Before you sign, understand what you’re actually paying for.

Condo renovation does not start with the mood board. It starts with the existing home.

Before you compare quotations, you need to know what can stay, what needs repair, what the development requires, and what belongs in one measurable scope.

Our new guide, How to Renovate a Condo in Singapore: Rules, Costs and Timeline, walks through the practical order:

• Inspect the existing unit before work hides defects or conditions.
• Get estate access, protection and approval requirements clear early.
• Compare scopes, not just quote totals.
• Keep your move-in date provisional until approvals and key materials are sufficiently certain.

Selling soon? It can be tempting to renovate every corner as if you will enjoy it for the next ten years.

But a sale is a different brief.

Before you commit to a big scope, run each idea through three buckets:

FIX
Defects, visible wear, safety concerns, and maintenance items. These are the things that can make a home feel less cared for than it really is.

REFRESH
Choose selective, low-disruption improvements that help the space feel clean, light, and easy to imagine living in. Think repaired finishes, sensible lighting, tidy hardware, and a calmer presentation.

SKIP
Highly personal themes, premium built-ins, statement finishes, or major layout changes done only for resale. Gorgeous? Maybe. Necessary before handing over the keys? Not always.

The goal is not to create somebody else's dream home. It is to choose a renovation scope that makes sense for your next move.

The prettiest renovation portfolio can still leave one important tab unopened: the paper trail.

We get it. You find a look you love, start imagining your sofa in the living room, and suddenly the quotation feels like the boring part standing between you and your new home.

But photos only show what the finished work looked like. They do not show how a company handles deposits, variation orders, delays, or permit-controlled work.

Before you sign, use this three-part check:

1. Check the HDB listing

For an HDB renovation, confirm the registered company name in HDB's Directory of Renovation Contractors. HDB requires flat owners to use a DRC-listed contractor, including for works that do not need HDB approval.

Check the official HDB DRC:
https://services2.hdb.gov.sg/webapp/BN31AWERRCMobile/BN31PListingContractor.jsp

2. Check the consumer-protection trail

Look at CASE's Company Alert List. If a company claims CaseTrust accreditation, verify that claim in the official CaseTrust directory.

Check CASE contractor alerts:
https://www.case.org.sg/listCat/contractors-renovation-and-interior-design/

Verify CaseTrust renovation accreditation:
https://www.case.org.sg/casetrust/renoscheme/

3. Check how the money and scope are written

Ask for an itemised quotation. Put variations in writing before work starts. Tie progressive payments to completed milestones, not promises about what will happen next week.

For wiring changes or added and shifted power points, verify an EMA Licensed Electrical Worker:
https://elise.ema.gov.sg/elise/findworkerservlet?Item=EL&Operation=Get

One useful nuance: HDB says DRC listing is not an endorsement or guarantee of work quality. A clean registry check is the start of due diligence, not the finish line.

Home Reno Pte Ltd is currently listed under the CaseTrust-RCMA Joint Accreditation for Renovation Businesses, with HDB DRC marked Yes and accreditation valid through 15 August 2029.

Your child can outgrow the room faster than the carpentry. Design the fixed parts for the longer term, then let the bed, desk, colour and decorations change with them.

One of the kindest things a project coordinator can do is make a couple slightly uncomfortable before they sign.

Not because anyone enjoys awkward questions. Because two people can want the same beautiful home and still be carrying three completely different assumptions into the renovation.

We call this the renovation prenup. Not a legal document. Just three truths worth putting on the table before the mood board takes over.

1. What is the real budget buffer?

Not the ideal budget. The amount you can actually use if the site reveals work you could not see earlier.

2. Who gives the final yes on changes?

If both homeowners must agree, decide what written approval looks like and which conversation happens before anyone says yes on site.

3. What breaks if move-in slips by two weeks?

Short-term rent? A school term? Parents moving in? Storage arrangements? “We are flexible” can mean very different things.

This is not marriage advice. It is renovation risk management with better coffee.

Save this. Answer the three questions separately, compare notes, then bring the shared answers to your first renovation consultation.
