Florida law (House Bill 803) officially exempts single-family residential projects valued at less than $7,500 from local building permit requirements. Signed by Governor DeSantis in May 2026, this law takes effect on July 1, 2026. [1, 2, 3]
# # Key Details of the $7,500 Exemption

* Targeted Projects: The law aims to streamline minor improvements such as fences, decking, mailboxes, and screen entryways.
* Single-Family Homes: The exemption specifically applies to owners of single-family dwellings or their contractors.
* Mandatory Local Compliance: Local governments must exempt these projects, but they retain the right to limit inspections and set their own oversight for specific work types. [1, 3, 4]

# # Critical Exceptions
Even if a project is under the $7,500 threshold, a permit may still be required if the work involves:

* Specialized Systems: Localities can still require permits for electrical, plumbing, mechanical, or gas work regardless of the project's cost.
* Structural Work: Any project affecting the structural integrity of the home is generally not exempt.
* Flood Hazard Areas: The exemption does not apply to properties located in designated flood hazard areas. [1, 4, 5, 6]
