The wall between this kitchen and dining room was holding up the second floor. Taking it out meant replacing it with a flush steel beam, set up inside the floor system instead of hanging below it. That is the difference between a clean continuous ceiling and a drop beam running right through the middle of your open concept. This was one piece of a larger project in Aurora Highlands that also included a second story addition above the garage. Same footprint, different house. If you are staring at a wall in an older Arlington home wondering whether it can go, it usually can. The real question is what it costs to make it look like it was never there.

“How long will it take?” is the second question every family asks us, right after price.
The honest answer in Northern Virginia is 14 to 21 months from your first meeting to your keys.
Design and pre-construction, 3 to 6 months. Permitting, about 3.
Construction, 8 to 12.
If a builder quotes you 12 months start to finish, ask what they’re counting from. It’s almost always permit approval instead of the day you sat down with them. That’s how an 18 month project gets sold as a 12 month one.
The thing that actually costs people months isn’t weather and it isn’t the county. It’s selections. A tile decision that takes six weeks is six weeks, which is why we have everything picked before we break ground.
We’ve lost work to builders who quoted shorter. We’d still rather give you a number you can plan your life around, because if you’re selling a house or timing a school year, an optimistic timeline isn’t a nice gesture. It’s an expensive one.
Working toward a date? Tell us what it is and we’ll tell you honestly whether it’s realistic and when you’d need to start.

Some character isn’t worth losing. When we took on this renovation and addition we understood the importance of preserving the original front door, fireplace mantel, and interior railings to maintain this home’s charm. Everything around them got rebuilt: a second story added on the rear, a basement extension with a high ceiling for a golf simulator, an expansive kitchen and family room for hosting, and every system and finish brought up to today’s standard.
The family needed more space to grow into. What they didn’t want was a house that felt new and like all the rest. This is what that balance looks like, the details that made the home feel like home, kept intact, with room to actually live in it now.

We’ve been building in Arlington and Northern Virginia for eight years and have never actually introduced ourselves. Let’s fix that.
We’re Clayton and Christian Hughes, two brothers who run New Urban Homes. Clayton on the right, Christian on the left.
It started in 2018 with a Nextdoor post in Arlington that said, more or less, “skilled carpenter, hire me.” One neighbor took a chance on us. Then that neighbor told another one. Eight years later, almost every job we’ve done traces back to somebody who knew somebody. We’ve never run an ad.
Before we built and renovated whole houses, we worked construction sites for other builders. Hands on the tools first, then managing projects, then running entire operations. Those years building cabinets and installing fine carpentry are probably why we’re particular about details and how the parts add up to a whole. Foundation, framing, waterproofing. All of it matters, and we photograph everything behind the walls before drywall goes up so you end up with a permanent record of what’s actually in your house.
We work cost-plus, so you see real numbers instead of a guess dressed up as a promise. And when something goes sideways on your project, and we’d be lying if we told you problems never happen in construction, you hear it from one of us the day we find out.
One of us runs every job personally. Same two cell numbers during construction, at closeout, and three years later when your water heater starts making a noise you don’t like.
That’s the whole company. Two brothers, one standard, and a lot of neighbors who vouched for us.
What’s the one question you’d want to ask a builder if you knew you’d get a straight answer? Ask it below. We’ll answer honestly, even when the honest answer is no.

Another 5-star review, and this one’s a great look at what a full second-story addition and kitchen renovation looks like working with us from start to finish. Larry and his family trusted us with a second-floor bump out for a new bedroom, a new guest bath, and opening up their kitchen, and we could not be more grateful for the kind words about our team’s communication and planning along the way. We were involved early on in pre-construction and we were able to align this family’s budget with a design that worked for them. If you’re weighing a project like this for your own home in Arlington or nearby, we’d love to talk through it with you.
