I sometimes am bad at before pictures, so here are some in progress and after pictures 😅
I did not do the flooring on this project, it was hired by someone else before i was asked to do the whole renovation. And i have never worked with that floor installer before.
This was a huge project with unexpected problems all over, but in the end we corrected everything and got the job done right!
We demo’d this building and found that the whole front room had zero framing and was just foam glued to block and paneling glued to foam. Along with that we found that the load bearing wall over the years of diy remodels had been all hacked apart and was a miracle it was still standing. The two windows were floating framed and pretty much held in by silicone and leaking.
That front room got all new framing, an all new framed load bearing wall, and properly installed windows!
The bathroom was expanded to be more accommodating.
Blocking and backers for misc appliances, cabinets, tvs, etc was also added.
The new conference room go a set of cabinets for storage as well. (Countertop is still on order)
Amongst the huge to do list we found asbestos flooring, which we had remediated thanks to Brent Clegg!
With asbestos removal the owners chose to replace all the ductwork on the side of caution for the health of anyone in that building. And also chose to re insulate the whole building as well.
The electrical was gutted all the way to the service pole and updated thanks to Dean Meyer Electric
During the project it appeared the back side door had an attempt to be broken into (no proof, just visual appearance and damage). So that door got added to the list to replace as well!
Front commercial door was installed by algona glass.
This was phase one with possibly a phase two soon to do the exterior including fixing block, and tuck pointing! So stay tuned!
But for now i am off to this businesses second building location to renovate it as well! And a massive residential renovation with an addition to follow!
Long project post over🤣
